Each phase of landscaping must be able to stand alone to meet the requirements of the landscape ordinance. Provide calculations, and legends for each phase. 2. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. 3. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 4. Turning radius for fire/sanitation modified hammerhead turnaround is minimum 28'. Refer to Appendix D of the International Fire Code (2003). 2. Should the Easternmost inlet be labeled #2? You show it as Inlet #1, but everything else in tied to it is #2. 3. Is there a grade break at the driveway entrance to ensure stormwater in the street stays there and does not run through your site? 4. Indicate that storm drain inlet protection is also required on the off-site grate inlet. 5. Plumbing code requires cleanout every 100 feet. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer to intercept existing conduit at designated transformers and extend as required. 4. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 5. Transformer location is existing. Developer/owner will install meter/service location as close to transformer location as possible. 6. Service wire will be furnished and installed by CSU. 7. Provide contact information for the property owner in title block. 2. Provide ownership and zoning information of abutting properties. 3. Clearly define the phasing. 4. Provide curb and pavement detail, as shown in the Site Design Standards: http://www.cstx.gov/docs/site design standards.pdf 5. As required by Section 7.9 of the UDO, bicycle parking is required for 4 spaces. Please show where the bicycle racks will be located on site. See 7.9.B.5. for regulations concerning placement. The above mention Site Design Standards provide standard details for the amount of space and 6. As required by Section 7.2.1.2 of the UDO, all parking calculations are required to be rounded up to the nearest whole number. This would require 22 spaces for phase 1 and 21 spaces for phase 2 for a total of 43 spaces. 7. Please correct General Note 7. This property is not zoned PDD. It is AP, Administrative Professional 8. Please remove General Note 14. 9. Provide detail for dumpster pad as shown in the Site Design Standards. 10. How will people enter the second building. Currently, there is no sidewalk to this building. 11. Non-residential Architectural comments: Each elevation that is facing a right-of-way must have at least 2 different design elements from the required list in UDO Section 7.9.B.2 for every section of up to 45 feet for the first 2 stories of the building. All other facades must have 2 different elements for every section of up to 60 feet. Front (East) Elevation: This elevation is shown as 73 feet long. I have identified a wall plane projection of 4 feet and a recessed entry. 2 additional elements must be provided. In a symmetrical building such as this, they should be disbursed across the façade. Side (South) Elevation: This elevation is shown as 51 feet long. I have identified a set of pilasters on this elevation. 1 additional element must be provided. Rear (West) Elevation: This elevation is shown as 73 feet long. I have identified a wall plane projection of 8 feet, a canopy and columns. 1 additional element must be provided. Side (North) Elevation: This elevation is shown as 51 feet long. I have identified a set of pilasters on this elevation. 1 additional element must be provided. 12. Provide material and color samples. 13. Provide a table of the amount and percentage of each building material for each façade. 14. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 15. Both buildings are labeled as phase 2. Is this correct? 16. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review.
