Renumber the lots so as to begin with"Lot 1" for each block. 3. Please note that any changes made to the plans that have not been requested by the City of College Station must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 4. The construction documents and reports are still under review and may affect the plat. Reviewed by: Jason Schubert Date: April 23,2007 ENGINEERING COMMENTS NO. 1 1. General note 3 should also include FEMA FIRM panel 200. 2. Provide hydrants every 600 ft along Jones Road adjacent to the subdivision. Specifically, in accordance with our discussion from our meeting a few months ago, commercial development requires a minimum of 2500 gpm split between two hydrants. The submitted fire flow report does not analyze two hydrants in this vicinity. As discussed, the City will consider a special design alternate which utilizes the fire code (i.e. square footage and construction type of proposed structures, etc.), associated deed restrictions,and a letter defining the terms. 3. Please confirm if the construction plans dated 9-22-7 should be reviewed or if there are revisions so we can provide a complete review of the construction plans. The following comments are provided as preliminary review. 4. Both ends of the 8 inch waterlines for Emperial Loop should be connected back to the 10 inch waterline. 5. Provide confirmation of County approval of street and drainage construction plans. 6. Provide TxDOT permit application for Dynasty Drive connection to FM 60. 7. General note 6 should specify that no private sewage facility may be installed on any lot in this subdivision with the issuance of a license by the Brazos County Health Department. 8. The subdivision should be tied back to College Station GPS monument. 9. Provide engineer's estimate. Reviewed by: Alan Gibbs Date: April 23,2007 BTU 1. Need to show a note using the following language granting a"5'wide easement for anchors and guy wires necessary to help support overhead utility lines. Easement will extend 20'beyond any utility easement." 2. Please call BTU Line Design at 821-5770 at least 90 days before power is needed to begin the process for providing power to the area. Customer will have to get with their electric supplier for this area to determine electric service specifications and requirements.
