General note 3 should also include FEMA FIRM panel 200. 4. Provide hydrants every 600 ft along Jones Road adjacent to the subdivision. Reviewed by: Alan Gibbs Date: April 23, 2007 TxDOT 1. Access driveways to FM 60 must meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where the posted speed limit is 50 MPH or more the required spacing between access points is 425'. Where access spacing is insufficient joint access will be required or access to internal/external streets. Appropriate data will be required for any future work/permits in the ROW @ this development site, which should include drainage data, etc. Reviewed by: Karl Nelson Date: April 20, 2007 GENERAL ELECTRICAL COMMENTS 1. This plat is in the College Station ETJ, but is out of the College Station Utility electric service area. Customer will have to get with their electric supplier for this area to determine electric service specifications and requirements. I do not see the side lot line easement widths shown on the drawing (20' total width centered on all interior lot lines). 2. Between Phases 3 and 4, the portion of the 20' easement on Phase 3, Block 4, Lot 1 is missing and needs to be shown. 3. Need to show a note using the following language granting a "5' wide easement for anchors and guy wires necessary to help support overhead utility lines. Easement will extend 20' beyond any utility easement." 1, t +. Please straighten the easement line on the east side of Block 1, Lot 5. 5. As written, it appears that Note 4 does not allow for access to be given to either of the Phase 4 lots. Please revise to clarify note. 2. Please clarify Note 7 to state that the septic tank must receive a license (permit) from the Brazos County Health Department prior to installation.
