PLANNING
1. Provide acreage of ROW.
2. Provide total number of lots.
3. Renumber the lots so as to begin with "Lot 1" for each block.
4. Add the "Lot" designation to the properties in Phase 4.
5. Provide the width of all easements in Phase 4.

ENGINEERING COMMENTS NO. 2
1. Provide a 20 ft PUE along FM 60.
2. Label the proposed ROWs and pavement widths of 70 ft and 24 ft, respectively.
3. General note 3 should also include FEMA FIRM panel 200.
4. Provide hydrants every 600 ft along Jones Road adjacent to the subdivision.

TxDOT
1. Access driveways to FM 60 must meet TxDOT's current "Regulations for Access Driveways to
State Highways". Regulations are primarily based on posted speed limits and distances
between proposed & adjacent access points. Where the posted speed limit is 50 MPH or
more the required spacing between access points is 425'. Where access spacing is
insufficient joint access will be required or access to internal/external streets. Appropriate
data will be required for any future work/permits in the ROW @ this development site, which
should include drainage data, etc.

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric service
area. Customer will have to get with their electric supplier for this area to determine electric
service specifications and requirements.

1. I do not see the side lot line easement widths shown on the drawing (20' total width centered
on all interior lot lines).
2. Between Phases 3 and 4, the portion of the 20' easement on Phase 3, Block 4, Lot 1 is missing
and needs to be shown.
3. Need to show a note using the following language granting a "5' wide easement for anchors
and guy wires necessary to help support overhead utility lines. Easement will extend 20'
beyond any utility easement."

5. Please call BTU Line Design at 821-5770 at least 90 days before power is needed to begin the
process for providing power to the area.

1. As written, it appears that Note 4 does not allow for access to be given to either of the Phase 4 lots.
Please revise to clarify note.
2. Please clarify Note 7 to state that the septic tank must receive a license (permit) from the Brazos County
Health Department prior to installation.
