ADMINISTRATIVE ADJUSTMENT REQUEST
The following specific adjustment (up to 10%) from the ordinance requirements is requested: A decrease in
the number of required parking spaces from 778 to 770.
This adjustment will not be contrary to the public interest by virtue of the following facts: 770 parking
spaces will be sufficient to meet the needs of the Enclave residents and will therefore not affect the public
interest.
The granting of the adjustment will not materially or adversely affect adjacent land uses or the physical
character of the uses in the immediate vicinity because of the following: The apartment complex property is
enclosed on all sides by a fence. This fence separates the Enclave apartment parking from the surrounding
properties, thereby eliminating any adverse effects on surrounding lands.
The granting of the adjustment will be consistent with the purpose and intent of the Unified Development
Ordinance because of the following: This adjustment will allow the Enclave property owners to replace the
current trash compactor with dumpsters. The owners have determined that having dumpsters will become a
far better economic investment for the property than the current compactor. By allowing the dumpsters to
become the primary source of sanitation control in the apartment complex, the purpose of the UDO to promote
beneficial, economic and appropriate development will be achieved.
The applicant has prepared this application and certifies that the facts stated herein and exhibits attached
hereto are true, correct and complete.
