PLANNING
1. Our GIS staff has reviewed this plat and noted that the metes and bounds do not close.
Please revise accordingly.
2. Please add the number of lots in this subdivision to the title block.
3. Will this phase be developed as a cluster development according to Section 8.3 of the
UDO? If so, please note this on the plat. Comments #4 and #5 below assumes that this is
a cluster development.
4. Will the minimum building setbacks as depicted on the plat be enforced through deed
restrictions? If so, please add a note stating "The building setback requirements are
established by the City of College Station Unified Development Ordinance for Cluster
Development. The following minimum setbacks are established by the owner through the
Covenants and Restrictions for this development" to the plat. This note is similar to the one
used on the Southern Trace Phase 2 plat.
5. Please add a 20' rear setback line to the lots that bound the perimeter of the plat. This
comment would NOT apply to the 96' property line of Lot 31, Lots 32-36 of Block 52 or Block
53.
6. Please provide sidewalks within the phase according to Section 8-M Sidewalks in the
Subdivision Regulations.
7. Please identify the control points on the plat and be aware that control points should be by
COCS monuments or platted markers.

ENGINEERING COMMENTS NO. 1
1. Indicate existing easements by volume and page numbers.
2. Fire accessway needs to be dedicated as an access easement. As proposed, access
easement needs to be extended through the adjacent Common Area of Phase 9E.
3. Off-site improvements may be required to make secondary access all-weather capable, able
to support load of fire apparatus, and make exiting grades negotiable by fire apparatus.
4. What is indicated by the dashed line on the corner of Lot 5 Block 53?
5. Add note to plat stating "All streets, pavement, storm drains, landscaping, irrigation and
lighting contained in the common areas / public utility easements are owned and maintained
by the homeowners association."

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
