PLANNING
1. Our GIS staff has reviewed this plat and has noted that the metes and bounds do not close.
Please revise accordingly.
2. The lot to be dedicated to the City as a part of Wolf Pen Creek does not need a lot number.
3. We understand that the Wolf Pen Creek park trails will be developed as a part of this
project; however, staff is still looking into parkland dedication requirements.
4. Please label and dimension the existing sidewalks.

ENGINEERING COMMENTS NO. 1
1. Dedicate Proposed 20' Sanitary Sewer Easement as a PUE.
2. Please be aware that if sewer mains will be adjacent to building structures, additional PUE
width may be required. In addition, construction documents may also show additional PUE
is required.
3. Does the floodway lie outside the floodplain as depicted in the western corner?
4. Be aware that no fill is allowed within the floodway without flood study and possible
variance.
5. How were the floodplain/floodway limits placed on the Plat? Was actual field survey data
used?
6. Indicate BFEs.
7. Water line sizes will be verified with Water Design report provided with the Site Plan.
8. Add note to the Plat indicating who has the maintenance responsibility of the Private
Drainage Easements.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs all conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers or devices and extend
as required.
5. If conduit does not exist at designated transformer or device, developer to furnish and
install conduit as shown on electrical layout.
6. Developer pours transformer or device pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design
(pull boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email
to: gmartinez@cstx.gov.

9. Developer provides load data for project as soon as it becomes available so that
transformers can be accurately sized and ordered.

ENGINEERING COMMENTS NO. 2
1. As we previously discussed, submit sheet showing existing FEMA floodplain/floodway vs
pending LOMR floodplain/floodway. I will further evaluate the plat with this information.
2. Maintenance of private drainage easement by property owner? If sold as condos, how does
that work? Should it be Property Owners Association?
3. Dedicate area shown for trail improvement on southeast corner of the property as public
access and drainage easement.
4. The sanitary sewer plans are still under review. Be aware that the PUE may need to be
shifted depending on final layout.
Sanitary Sewer Plan Comments
5. It appears the Supplemental Development Permit Information Sheet was submitted with the
Application, but no associated fees. Both the application and inspection fees are required.
6. Provide approximate flow line in Manhole at Station 0+00. What is contingency if line is
not constructed "by others" as indicated.
7. Do you not yet know the proposed grades?
8. Please provide letter acknowledging City Standards.
9. Plat will need to be approved by P&Z or Blanket Easement dedicated before construction of
sewer main can begin.
