College Station, Texas 77840 RE:Specs Liquor—DRB Submittal for Facade Change Dear Crissy& DRB members: Some of you may recall the submittal and subsequent approval for the Culpepper Shopping Center Renovations which are currently under construction. As this center is being revitalized, there have been many new tenant requests. One such request is coming from Specs Liquor which has signed a lease for a space within the shopping center. In working with Specs, they have requested an upgrade to the building façade in front of their lease space. This space will be at the far south end of the main building where the old Appletree grocery store was located. Per our meeting with the DRB on May 24, 2006, this shopping center was granted several variances. As it relates to this current request: • we requested and were granted the ability to utilize pilasters and decorative lighting elements to meet the requirement for two architectural elements every 45 feet, (the DRB asked that we provide 3 pilasters instead of 2) and • we requested and were granted relief to the façade articulation requirement due to the structural nature of the existing columns and colonnade on the building. We are NOT requesting a variance with this submittal as they have already been granted. Rather, we are requesting action from the DRB to approve the façade changes requested by Specs Liquor. Attached are drawings illustrating the approved or"old" south elevation for Building B as well as the new south elevation for Building B. The arched area between the columns will be removed and squared off, making it look similar to the opposite end (north) of this same building. We are still retaining the decorative lighting and pilaster elements as our architectural features, although you will note that the pilasters and columns are a bit more embellished. All previously approved materials and colors being used on the shopping center will be used here as well. This request is simply a change in the location and amount of the materials being utilized. This is because we are under construction with this project and the crews will likely be moving to work on this area of the building prior to May 11th, the next DRB meeting per the submittal schedule.
