PLANNING/ENGINEERING
• 1. Please identify the College Station City Limits on the vicinity map.
2. Please tie plat to a College Station monument or provide a primary control point or
description and ties to such description.
3. Please indicate whether or not contiguous properties are platted.
A. A variance to Section 13.0 — Lot Width will need to be submitted. If the subdivider
constructs streets under the urban rural section, as authorized in 12-B, the minimum lot
width shall be one hundred feet (100').
K'5. Please label all existing and proposed improvements.
16. Please remove "Typical Street Section Detail" from the preliminary plat. This will be required
with the construction documents review.
4. Please remove all signature blocks from the preliminary plat. Signature blocks are required
at final plat.
./8. Please provide this note on the plat concerning the septic "Lots are to be sewered by
individual on-site sewage facilities (OSSFs) which must comply with all County and State
OSSF Regulations. All OSSF construction must have an "Authorization to Construct" Permit
issued by the Brazos County Health Department. This permit ensures compliance with the
County order adopted by the Commissioners Court of Brazos County, pursuant to the
previsions of Section 21.084 of The Texas Water Code. On-site sewage facilities disposal
areas shall not encroach the 100 foot or the 150 foot sanitary zone of private or public well,
respectively.
9. Please provide on the preliminary plat a 20' Public Utility Easement centered on all interior
lot lines.
10. Sectionl2.-1.3 Relation to Adjoining Street Systems: Where adjoining areas are not
subdivided, the arrangement of streets in the subdivision shall make provision for the proper
projection of streets into such areas". Future street connections will need to be provided to
the abutting parcels or you will need to make a variance request as part of your application.
11. Please provide a note on the plat stating who is responsible for the maintenance of the
private drive.
, 12. Please remove the separate metes and bounds description off of the plat.
13. Please show all existing public utility easements on abutting parcels as well.
14. Where are all of the general notes that go on a preliminary plat? See first preliminary plat for
Peach Crossing. Please explain.

(BTU) BRYAN TEXAS UTILITIES
1. At Peach Crossing, Phase 2, a 16' PUE needs to be shown around the
entire bulb of Freestone Drive.
2. I need the standard 20' easement along the outer lot lines as well
as 20' easements centered along the interior lot lines. This is a continuation from Peach
Crossing, Phase 1.

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric
service area. Customer will need to get with their electric supplier for this area to
determine electric service specifications and requirements.
