Project: CSPD RENOVATION & STORAGE BLDG (SP) — 07-00500071
PLANNING
1. The plans may read easier if you use different line weights for existing and proposed
improvements - it was difficult to tell what is existing (and is grandfathered as is) and what is
proposed (and must meet ordinance).
2. Please provide the use of the new facilities on the site plan (for parking determination). Is
this office space? If different uses are proposed, provide the location and square footage of
each on the site plan.
3. Name, address, location and legal description, date of submittal and total site area needs to
be in the title block.
4. Provide key map on site plan.
5. Please provide north arrow on the site plan.
6. Please provide zoning and current ownership of this and all abutting properties on the site
plan.
7. Please provide building setbacks on the site plan.
8. Please dimension throat depths of curb cuts
9. Please provide driveway and drive aisle widths.
10. Please provide right-of-way and pavement width for King Cole Drive.
11. Please show spacing of driveways along King Cole Drive, as required by the ordinance. All
new drives will need to meet city standards (175' separation).
12. Provide rebar size in curb detail.
13. Please provide dimensions of parking spaces (this can be done with a typical space).
14. Note 2.05 calls for striping at 2' diagonal striping in areas where it doesn't seem to be
needed. Can you provide more information?
15. What is the area to the south and east of the new building to be used for (within chain link
fence, with individual gate openings)?
16. Please provide area of end islands and interior islands. End islands are required to be a
minimum of 180 s.f. at the end of each row (360 s.f. for a double row).
17. Please show location of existing and proposed utilities, meter locations, fire hydrants, etc.
18. Please provide water and sewer demands (daily water minimum, daily water maximum,
average gallons water per minute, and sewer loadings in gallons per day).
19. Will the building be sprinklered? If so, please provide location of Fire Department
Connection.
20. Please show location of all mechanical areas, dumpsters, etc. and show how they are
screened.
21. Please show where the pavers (detail 9) are proposed on the site plan (in addition to
landscape plan).
22. Are any retaining walls or detention ponds proposed?
23. Please provide building elevations, colors and materials for review and approval.
24. Please provide a standard pavement detail (all fire lanes and sanitation routes must be a
minimum of 6").
25. Please provide overall height of building on the site plan.
26. All chain link fencing visible from the street or adjacent properties should be screened.
Please indicate how this will be accomplished.
27. Please provide required screening for all mechanical equipment (including generators).
28. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or

residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.

LANDSCAPING/STREETSCAPING/BUFFER
1. Is Cy Miller Park being included in the total area calculations? Please show the limits of Cy
Miller Park. Is parking proposed in this area?
2. Off site features (such as Cy Miller pond) should not be used as a credit toward this site's
landscaping requirements (this area can be subtracted and should greatly reduce your point
requirement).
3. Please include all plantings in the landscape legend - including existing trees, etc.
4. Please indicate canopy tree size by caliper inches, non-canopy tree size by caliper inches of
a single cane, and shrub size by gallons.
5. Please indicate in the table the type of planting proposed (canopy tree, non-canopy tree,
shrub, ground cover).
6. 'Red Barberry' and 'Fountain Grass' are not included on our approved plant list.
7. Please provide parking screening for any parking located adjacent to the street.
8. Please provide standard tree barricade elevation detail.
9. Please provide an irrigation plan or provide a note stating how the landscaping will be
irrigated prior to Certificate of Occupancy.
10. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
ENGINEERING COMMENTS NO. 1
1. Submit Development Permit Application, fee will be waived.
2. Submit Drainage Report.
3. What impact will the pedestrian footbridge have on drainage in channel? To what storm
event is the footbridge designed?
4. Provide detail and design information on footbridge.
5. Show new water and sewer services, if any.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Based on the plans sent through, no electrical upgrades from College Station Utilities
are needed. Should the plans change, CSU needs to notified as soon as possible.
2. Should electrical work be required by College Station Utilities, the general comments
below apply.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
5. If conduit does not exist at designated transformer, developer to furnish and install
conduit as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design
(pull boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email
to bread(a�cstx.gov.
9. Developer provides load data for project.

PLANNING
1. Please provide caliper inches of trees being removed (at 12" above grade). These trees
must be replaced "caliper for caliper" on-site. Please provide over all landscape plan
showing the proposal. A landscape legend should be included that shows types of
plants, number, size (in caliper inches for a single trunk for trees and non-canopy trees
and in gallons for shrubs).
2. Please note that signs are permitted separately.
3. On what percent of the facades will SW2846 and SW2827 be used? These colors are
not a part of the approved color palette.
4. Please provide screening information for the generator. Screening for mechanical
equipment is required because it is visible from adjacent properties.
5. On page C1.4, please include a table that shows the symbol of the plantings to be used,
their name, their size (in caliper inches of a single cane for canopy and non-canopy
trees), and the number proposed.
6. Please provide material and color details for the storage buildings.
7. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.
