Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday April 30th by 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for May 3rd at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat;
Sixteen (16) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday

Josh,
I realized this morning that I didn't respond to Comment#5 for Edelweiss Gartens Phase 10 & 11 Preliminary
Plat. The following is the response.
COMMENT #5: Is the additional ROW needed at any intersections to avoid fences being built in
the site triangles? The City is in the process of transitioning from the existing 20-
ft triangle to AASHTO standards.
ACTION: All intersections form 90 degree angles or are located on the outside of the curve
in Phase 10 and 11. The only lot in Phase 10/11 that would have a fence near the
intersection is Lot 1, Block 24. I checked the site triangle at this location with a
35 mph speed on Eagle Avenue, and it appears to be fine.

If you are going to move forward with phases 10 & 11 make sure that there are appropriate turn-a-rounds
where the streets will terminate. Fire and Sanitation will also need to review this. Please resubmit the 14 copies
to be rerouted to all departments for review. As far as staying on schedule this depends on how the re-
submission review comments go.

The attached drawing is an updated copy of the preliminary plat for Edelweiss Gartens, Phases 10, 11, & 13.
Per your comment#2, we have included the portion of Hofburg Drive that is located on the Brock's property. We
will add Steven Brock to the application & the title block. I have not updated the rest of the comments yet, but if
you could give me some indication if this meets your requirements, I would really appreciate it.
