Dear Mr. Norton,
We are submitting for your review and consideration this letter of response addressing
each individual Staff review comment for the Construction Documents as referenced
above.
Responses are presented as follows:
ITEM G. Please find attached herewith two (2) copies of the RESULTS FOR FIRE
FLOW TEST venfying available capacity within the existing and proposed
water system.
ITEM 9a. See attached flume velocities at Jones-Butler Road and at Luther Street.
ITEM 9b. Flume discharge points at Jones-Butler Road and Luther Street will be
directly into existing asphalt roadway sections with curbs and gutters.
Structures have be designed at each location to direct stormwater
discharge under the proposed sidewalks. At each location post-
development peak discharge rates for the 2, 5, 10, 25, 50, and 100-yr.
storm events are less than the pre-development peak discharge rates for
the same range of storm events. (See previously submitted inflow-outflow
Simulations).
ITEM 9c. Depths for the 2, 5, 10, 25, 50, and I 00-yr post-development storm
events within Detention Pond #I and Detention Pond #2 achieve no more
than 6 inches per the BCS Unified Storm Water Design Guidelines (See
previously submitted inflow-outflow
Simulations).
ITEM 9d. The final design incorporates two (2) discharge points and at both
locations stormwater runs under the proposed sidewalks.
ITEM 9e. Post-development stormwater discharged into Luther Street and Jones-
Butler Road is less than that amount discharged during the Pre-
development conditions.

Attached is a vicinity map and copy of the plat for this property which I wish to discuss at my
pre-development meeting tomorrow.
Things I wish to discuss:
1. Staffs opinion on a possible re-zoning from the existing PDD-B to R-3, R-4, or R-5.
2. Opinions on curb cut and driveway access locations.
3. Utility availability for both the existing zoning use and the possible changes.
4. Storm water detention requirements.
I may submit additional information before the meeting if it becomes available from the owner.
