Dear Jennifer,
We have attached the following items to this response:
• One (1) revised set of construction documents (Civils)
• One (1) revised site and landscaping plan
• One (1) 11 x 17 grading and erosion control plan
• Signed application
• Fire flow addendum
Listed below are our answers to your comments.
PLANNING SERVICES:
July 31, 2006
Comment: Provide a general note that all roof and ground -mounted mechanical
equipment shall be screened from view or isolated so as to not be visible
from any public right-of-way or residential district within 150' of the
subject lot, measured from a point five feed above grade. Such screening
shall be coordinated with the building architecture and scale to maintain a
unified appearance.
Answer: This note is provided as note #15 on sheet 01.
Comment: A signature is required on the application by the property owner, agent or
applicant. Please provide a revised application with one of the required
signatures.
Answer: Please see attached.
Comment: Please provide a detail of the dumpster enclosure (materials, colors and
dimensions) Bollards will need to be place at a minimum 12 -foot apart.
Answer: Please refer to the architectural plans, which are forthcoming.
Comment: Please submit building elevations, color, bollard placement and a material
list for the proposed building. Indicate placement of materials on each

Dear Mr. Wencel:
This letter is written to summarize our discussions today regarding the referenced project.
The following is a description of the masonry products, paint, etc. that we will be using
which will have an effect on the appearance of the facility shown on the most recent
elevation drawings of the building:
1) Brick will be ACME Royal Burgundy
2) Pilasters and rock trim will be white limestone
3) The "crown" on the parapet wall will be of a masonry material to match the white
limestone
4) Canopy and patio poles will be painted Sherwin Williams Evergreen 6447
5) Metal doors in rear will be painted to match the brick building
Please let me know if you need any further information regarding this project.

proposed project referenced above. We have prepared a response to each review item, and where
applicable, noted where the plan revision has been made in the Construction Documents. The revisions are
denoted with clouds and marked Revision 1, dated 10/25/06.
We trust that the attached Construction Drawings and detailed explanations have resolved all outstanding
issues so that a Building Permit can now be issued. If not, or if there are any other questions or concerns,

• Seven (7) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set
• Two (2) revised site plans
• One (1) landscaping plan
• One (1) 11x17 grading and erosion control plan
• Four (4) copies of TxDOT utility permit for water service in their ROW
• Blanket Easement Application & associated attachments
Listed below are our answers to your comments.
PLANNING SERVICES:
Comment: As previously stated in Staff Review Comments # 1; "Please note on the
landscape that an irrigation system is to be submitted, approved and
installed prior to C.O."
Answer: This note is in the notes section of the irrigation plan.
Comment: FYI: Commercial zoned property adjacent to Administrative Professional
zoned property is not required to install a buffer.
Answer: Understood. We may decide in the field to remove all of this buffer
vegetation.
Comment: It appears that (7) Shumard Oaks proposed for streetscape is not being
counted for points in the landscape legend. This adds 1,050 points to the
total points being provided.
Answer: These points have been added to the legend.

Yes - they will be required the R-1 Single Family Buffer requirements being that it is zoned R-1 Single
Family. A 15 -foot planted buffer with a masonry wall. (See Section 7.65)

a while back you were checking into whether or not we needed to comply
with some buffering? requirements at the sonic at wellborn because we
were next to that church but it was zoned r-1?... did you ever find out
the answer whether we needed to comply or not?
we are working hot and heavy on that site plan this week and next in
order to wrap it up and need that info...

Subject: SITE DEVELOPMENT COMMENTS --- July 17, 2006
1. Sonoma (Master Plan) (SH 40) - Access driveways to SH 40
must meet TxDOT's current "Regulations for Access
Driveways to State Highways".
Regulations are primarily based on posted speed limits
and distances between proposed & adjacent access
points. Where the posted speed limit is 50 MPH or more
the required spacing between access points is 425'.
Appropriate data will be required for any future permits
(work) in the ROW @ this site, which should include
drainage data, etc.
