The following page is a list of staff review comments detailing items that need to be addressed. PLANNING (Crissy Hartl/March 12, 2007): COMMENT#1: Please include the number of lots in the title block. ACTION: The plat has been revised per this comment. COMMENT#2: Please adjust the acreage in the title block of the plat to reflect the acreage listed on the tax certificate. ACTION: Not Applicable - The developer and city staff have resolved this issue. COMMENT#3: The construction documents and reports are still under review and may affect the plat. ACTION: All comments from Engineering have been addressed. ENGINEERING (Carol Cotter/March 11, 2007): COMMENT#1: Apparently the WL along St. Andrews Dr. was not constructed with Phase 9D although it was required for fire flow. Include WL with this construction set. Be aware that a fire flow test may be performed on the existing system & if there is not fire flow, no BP's will be issued on any remaining lots in 9D. ACTION: The contractor apparently did not build the waterline. He is now aware of the problem and is working on the construction. The line was designed and reviewed for compliance. See plan sheet No. 11 of Pebble Creek 9D plans. COMMENT#2: Add proposed easements to Overall Plan - sheet 2. ACTION: Duly noted. COMMENT#3: Please indicate whether water& sewer design reports submitted with Phase 9D are still valid. ACTION: Yes, they are valid. COMMENT#4: Additional PUE width is required for sewer main (existing) deeper than 14 ft. Especially since storm pipe will also be constructed in the esmt & lines cut thru lot where house could be closely placed. ACTION: The easement width has been changed to 30' per email request from Carol Cotter. COMMENT#5: How will sanitary sewer be provided to Lot 1, Blk 53 in future phase 9G? It was previously shown to be sewered thru BIk 46. ACTION: There is an existing manhole at the southwest corner of St. Andrews & Quaker Ridge. A service will be connected to this manhole. This service line can either be installed with the Phase 9F plans or future Phase 9G plans. COMMENT#6: Are Lots 12-17 part of BIk 41 or 49? Not clear on PP. Constr. Docs show BIk 41. ACTION: Block 49 is correct. The construction plans will be revised. COMMENT#7: It does not appear that the drainage report submitted for 9D & 9F is still valid. Some of the storm pipe sizes have been changed. Submit revised report. Are energy dissipation blocks not needed on outfall SD-B? ACTION: A revised drainage report will be submitted with the revised plans. COMMENT#8: How will Owner of Lot 23 know he cannot build a fence across path of discharge from outfall SD-B. Would it be better to extend outfall past lot line? ACTION: The Covenants and Restrictions will be amended to include this limitation on fence construction. COMMENT#9: As shown, add! PDE will be required for maintenance of outfall SD-B. Rock rip- rap extends outside PUE of Lot 23. ACTION: As noted in Comment#4 above, additional easement width will be provided and the rock rip-rap will be re-configured to conform to the easement. COMMENT#10 : Match soffits of pipes at junction box 26.1. ACTION: The construction plans will show this revision. COMMENT#11: How does the 'typical junction box' detail account for pipe not connecting perpendicular to box? ACTION: The width of the junction box is variable based on the width/angle of the pipe entering it. COMMENT#12: Provide 'Letter Acknowledging City Standards'. ACTION: See attached. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION: COMMENT#1: Developer provides temporary blanket esmt for construction purposes. ACTION: Duly noted. COMMENT#2: Developer provides esmts for electric infrastructure as installed for electric lines. ACTION: Duly noted. GENERAL ELECTRICAL COMMENTS (Brent Read/March 7, 2007): COMMENT #1: Developer installs conduit per city specs and design. ACTION: Duly noted. COMMENT #2: City will provide drawings for conduit installation. ACTION: Duly noted. COMMENT#3: Developer provides 30' of rigid or IMA conduit for riser poles. City installs riser. ACTION: Duly noted. COMMENT #4: Developer to intercept existing conduit at designated transformers & extend as required. ACTION: Duly noted. COMMENT#5: If conduit does not exist at designated transformer, developer to furnish & install conduit as shown on electrical layout. ACTION: Duly noted. COMMENT#6: Developer pours transformer pad(s) per City specs & design. ACTION: Duly noted. COMMENT #7: Developer installs pull boxes and secondary pedestal as per city specs and design. (Pull boxes and secondary pedestal provided by the city). ACTION: Duly noted. COMMENT #8: Developer provides digital AutoCAD 2000 version of plat, email to bread©cstx.gov. ACTION: Duly noted.
