Concept Plan Review for PDD
We are requesting to have our concept plan reviewed for a Planned Development District
to be located in Pebble Creek Development.
We believe our design for this PDD is innovative and sensitive to surrounding land uses
and natural environment. This will be accomplished through:
• 2 Large Common areas with natural topography and green space
• Connections to proposed future Bikeway/Pedestrian paths
• Connection to neighborhood Park
• Gated Community
• Building characteristics similar to surrounding R-1 Single Family dwellings
• Density similar to surrounding residential areas
• Natural buffer surrounding development along Royal Adelade
The applicant has prepared this application and certifies that the facts stated herein and

Concept Plan for Pebble Creek 9C
1. Concept plan for garden style single-family residential and
common areas for a PDD in the Pebble Creek Subdivision
2. Adopted purpose and intent of this PDD is to "provide an
additional single-family housing option that is sensitive to
surrounding land uses and to the natural environment
3. Applicant proposed 50 lots on 13.037 acres and 4.58 acres
of common areas for access, landscaping and buffering
along Royal Adelade Drive
4. Pedestrian access is provided to amenities such as bike
lanes along future Pebble Creek Parkway and open space in
an adjacent phase
5. Applicant requested variation to front setback from 25' to
20'
6. Staff recommends approval with the condition that staff
comments are approved
