Hi Chrissy,
Thanks for the Leatlet that you delivered to my house at
314 Woodland Springs Dr., CS concerning the rezoning and
the meeting tonight at the city hall. I cannot be there because
we have our monthly board meeting (7:OOPM) of the Brazos County
Food Pantry.
I am definitely against the REZONING. I DO NOT WANT ANY
TYPE OF HOUSING OTHER THAN SINGLEFAMILY HOUSING.
WE MOVED TO THIS AREA, (WOODLAND HILLS, STONE FOREST
AND SPRING MEADOWS), BECAUSE IT IS SINGLEFAMILY
RESIDENTIAL. WE DO NOT WANT ANY ZONING CHANGE TO ALLOW
ANY TYPE OF MULTIPLE FAMILY RESIDENTIAL.

Ms. Hartl,
My name is Dennis Brunson. My wife and I live at 4430 Spring Meadows,
College Station.
We have been advised by our neighbors of the proposed re -zoning for the
lot on 5 acres located at 1850 William D. Fitch Partway, Ref: Project
No. 07-0050024.
1 would like to know why we were not legally notified of this action. I
read in your report that those property owners within 200 foot were
mailed notices(13). We feel that this criteria for legal notification
was not sufficient. Attached is a picture from by back porch taken this
morning. You will see the current residence on that property is on a
level well above my property and overlooks my fence. How could it be
determined that re -zoning this property would not have a negative effect
on my property both from an aesthetic and value perspective. We can not
help but feel that the lack of notification was to minimize the probable
negative response to the proposed change.
We will be at the hearing and would like an opportunity to voice our
opposition to this proposal. Please advise if there are any steps we
must take to ensure that we may participate.
We made an investment in our home to live in College Station. A
decision that was based on the zoning of the area around the property
location we selected. We feel that re -zoning this property will have a
negative effect on our property and our neighborhood.

Spring Meadows
I've just heard from a neighbor that there's a rezoning request for this area. I live in Woodland Hills and
am opposed to having condos in Spring Meadows or anywhere between us and the fire station. We
moved to this neighborhood to get away from students, condos, apartments, etc. We're raising a family in
this neighborhood and do not approve of this rezoning or comp plan amendment. I will be out of town but
my husband will try to attend the meeting. I'll try to get in touch with you tomorrow.

I have a class on thursday nights from 5:45 to 9pm - so I can't go with you, however, I will call
and support any actions that will help prevent this from happening - I can't imagine what the city
is thinking here- this area has got to be their biggest property tax base ..... in addition to
protecting our property values, noise and traffic pollution, a big concern of mine is our new park
next to college students which, unfortuneately, attract all the perverts and weirdos around. I am
particularly wary of this because everyone on campus email knows just how often the crime
alerts go out. Not a good situation for anyone, but especially not neighborhoods with young

I am a residence of the Pebble Creek subdivision and I would like to express my opposition to the land between
Spring Meadows and the new fire station. Apartments and Condos would not be a good fit with the surrounding
subdivisions and would tremendously bring down the property value. It would also really hinder the overall look of
the area.
I oppose the rezoning of this property

Crissy,
I have seen that a comprehensive land use change request has been
submitted by a land owner near Pebble Creek. This land use change is
from single family to planned unit development so that the land owner
can place apartments/condos (up to 45 on a 5 acre tract) on the land
between Spring Meadows and the Fire station by Pebble Creek. I would
like to go on record as stating that I am in complete opposition to
the land use change request. This area is made up of a tremendous
amount of single family residential and the traffic in the area is
already high. Allowing apartments/condos to be placed on the land
will have several negative impacts for the area including more
traffic congestion. In addition, the area that we are talking about
consists of many very nice single family homes/neighborhoods and
bringing in apartment/condos will likely devalue those homes as it is
well known that most tenants of this type of property are transient
in nature and it is hard to keep these types of property kept up like
the single family dwellings in the surrounding subdivisions. Looking
at the maps of the area the subject property is immediately adjacent
to the back side of many high end homes in the Spring Meadows
neighborhood which would be very undesirable for those homeowners.
I understand that there will be a public hearing on this issue on
Thursday, March 1. Unfortunately, I have another meeting at the same
time, but I want to make sure that my opposition to this request is
made known to the P&Z. Please feel free to distribute my email to
members of the P&Z to register my opposition.

Ms. Hartle,
I received an email notifying me of the possible rezoning of a piece of property between the subdivision
of Spring Meadows and the new fire station on Greens Prairie Road. According to this email, the
property could become zoned for "Planned Unit Development zoning with up to 9 units per acre (45
total units)."
If this is a possibility, as a resident of that area, I would greatly oppose such a plan. I feel that the
community would not be improved by such an addition and this plan could possibly diminish the value
of the property and dwellings of the area.
Please consider not changing the zoning of this property. As a resident of Pebble Creek, I do not see the
value of this change. I only see it as a detriment to the area.
I am unable to attend the public hearing but would really like my opinion to be heard.

Ms. Hartle,
Please register my objection to the rezoning of the 5 acre tract on William D. Fitch between
Spring Meadows and the C.S. Fire Station. I am a resident of Pebble Creek and I am concerned
about the added traffic congestion associated with an apartment complex. We already have a
difficult time getting out of our subdivision during drop-off and pick-up hours at the Pebble Creek
Elementary School and during shift changes at the business park. An alternative is to use the
main entrance to Pebble Creek. With 45 units housing 180+ residents directly across Fitch from
the Pebble Creek main entrance, we will find that option closed to us as well. I read the proposal
and I don't understand why the 5 acres cannot be incorporated into Spring Meadows as single
family dwellings except that the owner doesn't think he will get enough profit for his land. Please
consider the traffic situation on Fitch and unless you put traffic lights at Pebble Creek Parkway
and Lakeway the added dense housing being proposed will make our daily commute even more
difficult. Thank you for your attention.

Mu husband and I are currently out of town and have just learned of proposed zoning change of land
on William Fitch between new fire station and Spring Meadows. It is project # 07-00500024 We are
currently living in Pebble Creek. We would like you to know we are opposed to change to
condo/apartment style residences. Current zoning is for single family residential and it should remain
that way. If landowners are so interested in increasing their cash intake why not build more patio style
homes --more homes can be built on less land and integrity of whole neighbors can be maintained.Thank

I would like to voice my opposition to the proposed zoning change for Project 07-00500024.
As a resident of Pebble Creek, I am interested in the continued improvement of our subdivision and its
surroundings. Re -zoning these five acres to allow up to nine units per acre will do nothing to improve the area.
Condominiums, apartments, and similar structures are essentially out of place in this location, which is currently
dedicated entirely to Single Family Residential properties.
I urge the city to recommend denial of this project.
