The requested zoning allows flexibility to develop this odd -shaped tract into a viable residential development of attached and possibly detached dwelling units that does not exceed the density of the high density single-family land use classification. Please also provide the following information for PDD rezonings: Statement of purpose and intent of the proposed development: The purpose of this PDD is to provide residential housing that does not exceed the density of the single-family (high density) land use classification, but that provides an alternate type of housing choice within the market. The development will not exceed 9 dwelling units per acre and will consist of attached housing units that can be sold as condominiums and perhaps some detached units as well. Proposed land uses will consist of residential dwelling units with associated areas for parking and landscape common areas that will be maintained by an owners association.
