PLANNING
1. Please change the site plan title to reflect the new project name, owner, submittal date,
etc.
2. Please provide the dimensions of the dumpster enclosure on the site plan. A plan view
and elevation detail of the screening need to be provided on the site plan as well.
Because of the visibility from Manuel Drive, gates will be required on the front of the
enclosure for screening. The inside dimensions (inside bollards, etc.) for the type of
service needed at this location is a minimum of 10x10 per container.
3. The dumpster pad appears to be curbed on all sides. Please remove curb from front
loading area.
4. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

PLANNING
1. Please provide updated contact for this project. Currently, the contact
information that we have (those who should be receiving staff comments)
includes First National Bank and McClure & Browne Engineering.
2. The landscape plan needs to match the approved site plan. If the site plan has
changed, the document on file with the City needs to be amended. The landscape
plan shows several concrete pads (surrounded by bi-color iris) that are not shown
on the site plan. One looks like it may be a dumpster enclosure (if this is the case,
plan and elevation details of the screening need to be provided). Additionally, the
landscape plan includes a "Phase II" that is not on the site plan. Is the site now
intended to be phased?
3. The plan includes narrow gray lines which look to either be concrete flumes or
walls. Please call out. If walls, please provide details. Any walls should also be
reflected on a revised site plan.
4. Full screening (between 0-3' in height) is required between the parking spaces and
Texas Avenue right-of-way (including adjacent to the western-most parking
spaces on Manuel Drive.
5. Because the raised "drystack planter beds" are proposed in a PUE, please add the
following note to the plan: "The property owner will be responsible for the
replacement or repair of the raised planter beds constructed in the Public Utility
Easement if it becomes necessary to remove them for utility construction or
maintenance."
6. Please note that any changes made to the plans, that have not been requested by
the City of College Station, must be explained in your next transmittal letter and
"bubbled" on your plans. Any additional changes on these plans that the City has
not been made aware of will constitute a completely new review.

1 . How is the transition from the temporary structure to the permanent building being
handled? As shown, a CO can not be granted to the permanent structure until the
temporary structure has been removed.
2. The elevations do not currently meet the requirements of the Non-Residential
Architectural Standards based on the following:
• West Elevation — This facade is facing Manuel and therefore, must have 2
elements for every section of 45 feet. This elevation requires 2 different elements
(43 feet in length). The façade has 2 pilasters, however the requirement calls for
2 different elements. See section 7.9.6.2 of the Unified Development Ordinance
for design elements that may be used to meet this requirement. Additionally, no
more than 60% of the roofline of this elevation may be on the same horizontal
plane.
• South Elevation — This facade must have two sets of 2 different elements. This
façade has pilasters, recessed entry, and a wall plane projection greater than 4
feet. Another element is required.
• North Elevation — This facade is not facing a ROW and therefore, must have 2
elements for every section of 60 feet — 2 elements total required. This elevation
also has 2 pilasters of which one may count. If it is the intent to use the canopy
and columns for the drivethru to meet this standard, then it must also meet the
requirements along for the facade facing Manuel to have 2 elements for every 45
feet of the canopy and for the east façade to have 2 elements for every 60 feet of
canopy.
• East Elevation — This facade is not facing a ROW and must have 2 elements for
every section of 60 feet (43 feet in length). There are pilasters, however another
element is required.

LANDSCAPING/STREETSCAPING/BUFFER
1 . Please correct the streetscaping calculations in the landscape legend - required
Streetscape should be noted for Texas Avenue as 120/25 = 5 canopy trees, and for
Manuel is 180 ft/32 = 6 canopy trees. 11 streetscaping trees are required within 50
feet of the ROW. This requirements has been met, however the calculations are
incorrect.

phase that I can put with this project.

FIRE
1. Site plan looks good for fire, no fire lanes required and the existing hydrant will work
if it meets the fire flow requirement for the building.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights as required).
3. If applicable, the following easements will be required:
GENERAL ELECTRICAL COMMENTS
1. Developer will furnish and install all conduit per CSU specs and design.
2. CSU will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for each riser pole. CSU installs riser.
4. Developer to intercept existing conduit at designated location or device, i.e.
transformer, switch gear, etc. and extend as required.
5. If conduit does not exist at designated location or device, i.e. transformer, switch
gear, etc. then the developer will furnish and install conduit as shown on electric
layout.
6. Developer will pour all transformer pads (or pads for other devices as required) per
CSU specs and design.
7. Developer will install pull boxes and secondary pedestals as per CSU specs and
design (pull boxes and secondary pedestals provided by the CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan.
