SUBJECT: FLETCHER TRACT (REZ) — Rezoning
Staff reviewed the above-mentioned rezoning as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address all comments and
submit the following information by Monday, July 30th, 10:00 a.m., for your project to be placed
on the next available Planning & Zoning Commission (P&Z) meeting scheduled for August 16th,
7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue:
One (1) 24"x36" copy of the revised Rezoning Map;
Eighteen (18) 11"x17" copies of the revised Rezoning Map;
One (1) copy of the revised Metes and Bounds;
One (1) copy of the digital file of the revised rezoning Metes & Bounds on
diskette or e-mail to Iboyer@cstx.gov.
Please note that if all comments have not been addressed, your project will be not be scheduled
for the P&Z agenda. Your project may be placed on a future agenda once all comments have
been addressed and the appropriate re -advertising fees paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City, will constitute a completely new review. 1 of 2

Project: FLETCHER TRACT (REZ) — (07-00500169)
PLANNING
1. Rezoning boundary does not close. Please review and revise calls as necessary.
2. Identify Existing and Proposed Zoning on the Rezoning Map.
3. A portion of the property along the eastern edge is identified as Floodplain and Streams on
the City's Comprehensive Plan. Areas within the floodplain should be removed from the
rezoning in accordance with the Comprehensive Plan. Staff will not support rezoning in
these areas.
4. Have you been in contact with the neighborhoods in this area as encouraged by staff?
5. Have you given any additional thought to a PDD zone? The process has recently changed
to require a concept plan with the rezoning, however there is no additional review by the
Design Review Board if the rezoning is approved.

ENGINEERING COMMENTS NO. 1
1. Please label the 20 -ft Sanitary Sewer Easement as it projects across the property and
makes jog near Emerald Parkway.
2. Please label the 20 -ft PUE (electrical easement) that parallels the existing 20 -ft PUE at the
rear of the lot of Phase 7 of Emerald Forest.
3. The PUE at the rear of the Sandstone Addition appear to be 16 -ft not 20 -ft, please verify.
4. Please label the specific floodplain designation at it appears on FEMA FIRM Panel 163C.
