I live at 8907 Sandstone Dr and border the property. I woul be in favor of single family residential development only. That would be consistent with the surrounding land use and not compomise land/home values as other types of development would. Commercial or multifamily develpoment would not be desirable and would have a negative impact on surrounding neighborhoods with increased traffic, safety concerns, a negative impact on values, quality of life would suffer and result in many unhappy homeowners. The integrity of the neighborhoods would require appropiate residential development. Thank you for your time and if you have any need for additional information, please contact me. I believe that Mr. Ferguson's plans as related to me by him create a win-win situation for the neighborhood and for the city, plus, my fellow residents within Emerald Forest are totally in favor of the proposed looping of Emerald Parkway to Sandstone, again, per Mr. Ferguson's proposals. Mr. Fletcher asked us to e-mail you concerning his rezoning application. I attended the Planning & Zoning meeting when the rezoning issue was discussed and voiced our concerns about the drainage, sewage, and effect upon the flood plain along with many others. Our support for this development is contingent upon seeing the plans for these issues developed and acted upon. We have lived at the Bent Oak address for 5 1/2 years; a sewer line zig zags through our yard; 4 man hole covers are in our yard supporting the sewer line; 2 man hole covers overflow with heavy rain(13 times in 5 1/2 years) leaving a trail of unhealthy and completely disgusting items in our yard and roadway next to our home. The city has promised us a resolution to our problems and have done nothing thus far. Several years ago we went to the Texas Commission on Environmental Quality (TCEQ) and their findings have yet to be acted upon. The answer always seems to be there is no money; it is the responsibility of someone else; and the property is going to be sold and developed and the issues will then be remedied. We cannot support the development until we see what is going to de done to protect current residents. Thank you for your support in this matter.
