The Zoning Board of Adjustments voted (5-0) to grant the variance for the height
requirement for the above-referenced case. This vote was taken at the Board's
regular meeting on April 3, 2007

Re: Height variance request at 410 Holleman Drive in the Wolf Pen Creek district.
Dear Jason:
The purpose of this letter is to respond to your staff review comments dated March 12, 2007. I offer
the following information per your request to further clarify our application for a height variance:
(1) The elevation at the rear property line.
RESPONSE: The elevation at the rear property line adjacent to the single family homes
ranges from 278' to 284'.
(2) The ground elevation of the proposed parking garage at the point nearest the rear property
line.
RESPONSE: We're working on a finished floor range of 272' —273'.
(3) The true height of the proposed parking garage.
RESPONSE: The height of the parking garage is 56 feet. The garage is 5 stories in height
(6 levels) and will provide direct access to residents living on floors 1 thru 4. The
apartments will all contain 10' ceilings therefore the corresponding height of each garage
level is as follows:
Level 6: 3' 0"
Level 5: 9' 0"
Level 4: 9' 0"
Level3: 11' 8"
Level 2: 11' 8"
Level 1: 11' 8"
(4) A conceptual site plan showing the location of the parking garage and other structures.
RESPONSE: A conceptual site plan is attached.
In summary, we are requesting a garage height of 44' to 51' above the elevation of the rear property
line resulting in a 4' to 11' height variance or a 8' to 22' setback variance. This letter should clarify all
outstanding issues and keep us on schedule for the Zoning Board of Adjustment meeting on April 3,
