ENGINEERING
1. Please submit the appropriate construction documents and easement documentation for
the off-site sanitary sewer extension from the Reatta Meadows Subdivision as illustrated
on the Master Utility Plan. The construction documents cannot be approved, nor can the
plat be filed until these items are resolved.
2. Please revise the engineers cost estimate as it reflects the lift station. The cost estimate
should also reflect the off-site sanitary sewer extension from the Reatta Meadows
Subdivision as illustrated on the Master Utility Plan. The cost estimate will need to be
updated as that information is obtained.
3. As the terms of the off-site sanitary sewer extension from the Reatta Meadows
Subdivision as illustrated on the Master Utility Plan are still unresolved the note on the
construction documents stating "with separate contract" may not be appropriate at this
time.
4. Please dedicate 10-ft easement along Barron Road, alongside the existing 10'
H.O.A.C.A. easement, for electrical infrastructure.
5. Additional comments specifically related to the construction documents will follow as
soon as possible, but will not affect the final plat going forward to P&Z.

PLANNING
1. Please provide the total number of lots in the title block.
2. Include acreage of Right-of-Way dedication for Barron Road.
3. Include General Note #3 from Preliminary Plat on Final Plat.

ENGINEERING COMMENTS NO. 1
1. Please illustrate the temporary vehicle turn around for sanitation and emergency
vehicles at the end of Silver Oak Drive and Field Stone Place.
2. The use of the sanitary sewer force main is not in compliance with the City of College
Station Master Utility Plan for the sanitary sewer system or with the previously approved
preliminary plat for the Sonoma subdivision. Although not required to, it is our
understanding that City of College Station Utilities Department is in the process of
working with the adjacent property owner to help resolve the existing stalemate.
3. This final plat may not go forward to P&Z, as the sanitary sewer issues are unresolved.
4. The construction document/ report comments will follow as soon as possible.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. If possible, we would like an additional 10' easement along Barron Road, alongside the
existing 10' H.O.A.C.A. easement, for electrical infrastructure.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
5. If conduit does not exist at designated transformer, developer to furnish and install
conduit as shown on electrical layout.

6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design
(pull boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email
to breadcstx.gov.
9. Developer provides load data for project.
