The item before you is a Master Plan in the City's ETJ in preparation for development on the property. The proposed plan includes duplex, single family, commercial, and open spacelhe Plan is projecting approximately 1,000 housing units, with 10 acres identified for Commercial, and 33 for Open Space and Recreation. The proposed densities range from approximately 3 DU/Ac to 6 DU/A. The Master Plan also includes Greens Prairie Trail, a Minor Arterial on the City's Thoroughfare Plan, and an unnamed collector that will access Greens Prairie Road West to the north of the property. The applicant is proposing to develop the property in 7 sections with 25 phases. The Comprehensive Land Use Plan identifies this property for Rural Residential development on the entire property.
