Project: WOLF PEN DRIVE THRU/WINDOW (CUP) — (07-00500045)
PLANNING
1. This Site Plan review is provided as part of the required conceptual site plan required for a
Conditional Use Permit. The applicant stated that they will provide the City with a more
detailed Site Plan within a week or more. Engineering will provide their review of the new
Site Plan at that point.
2. Suggest a second row of shrubs of a complementary species to the Indian Hawthornes and
the addition of 6 to 8 canopy trees along the drive-through to strengthen the buffer from the
pedestrian trail (if the Drive-thru lane remains located in this area).
3. Include the Ownership of abutting parcels. (City, etc.)
4. Who will maintain the landscaping which is outside the applicant's property line between the
pedestrian trail and the drive-thru?
5. The complete Site Plan must also be approved by the Design Review Board, being located
within the Wolf Pen Creek Design District.
6. Provide end islands at 180 square feet or greater to all parking rows.

Additional Comments:
A. Consider relocating the Drive-thru window and lane on the northwest side of the building
away from the adjacent Wolf Pen Creek and trail system.
B. Consider maximizing the development's pedestrian orientation and connection to Wolf
Pen Creek at this significant public trail-head location.
C. Consider adding additional non-pavement areas and landscaping throughout the site for
increased natural characteristics and esthetic qualities, which is a goal for developments
within the Wolf Pen Creek Design District.
D. The development area must be filled to be out of the 100-year floodplain. How much
higher will the proposed Drive-thru lane be than the existing trail elevation once the fill
and transitioning slope is constructed? Does your conceptual section of the area
consider this additional change in elevation?
NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next
transmittal letter and "bubbled" on your revised plans.Any additional changes on these plans that have not been pointed
out to the City,will constitute a completely new review. Page 2 of 2

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
5. If conduit does not exist at designated transformer, developer to furnish and install
conduit as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design
(pull boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email
to breads cstx.gov.
9. Developer provides load data for project.

FIRE
1. Fire lanes look good from the site plan.
2. Will need a Knox box for the building.

SANITATION
1. All dumpster enclosures don't meet sanitation standards.
The double enclosure must meet the 12'x24' interior clearance (inside the screen)
dimension.
The single dumpster enclosure must meet the 12'x12' (inside the screen) dimension.
The minimal width of the gate doors shall be no less than 12' for each container.
