Provide a phase line on the site plan, distinguishing the proposed development from future development. 2. Relabel the zoning to reflect PDD. 3. Where fractional parking spaces are calculated (2,931/100=29.3), the required number of spaces is rounded up to the nearest whole number. Please revise the parking calculation to reflect 30 required spaces. 4. Show the wheel stops in the two designated handicap parking spaces. 5. Please illustrate the queue spaces the drive-through provides, ensuring compliance with UDO Section 7.2.J. 6. Provide a note on the site plan that all signs will be permitted separately. 7. Provide building elevations and color/material samples for compliance with the Non- residential Architecture Standards found in UDO 7.9. FYI, while this is not required for site plan approval, this approval must be obtained prior to issuance of a building permit. To meet streetscaping, 9 canopy trees (8.7 rounds up) are required along Texas Ave. Please revise. 3. A minimum of 50% of the landscape point total must be with canopy trees. Please revise. 4. New canopy trees 1.5" to 2" in caliper only receive 75 points per tree. Please revise this in the calculations or provide 2.1" to 3.4" caliper trees instead to get 150 points per tree. 5. It appears that only 21 Dwarf Burford Holly (not 31) have been provided. Please revise. 6. It appears that more than 90 Burford Holly have been provided on the plan. Please revise. Please submit flow line data for the proposed sanitary sewer service connection to the existing manhole, to verify that a drop is not needed. 2. Please submit fire flow report. 3. Please illustrate the connection back to the SH 6 feeder as fire lane, this connection is needed to enable the fire lane to function properly. Reviewed by: Josh Norton Date: March 8, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Page 2 of 3 3. As per a conversation with Rabon Metcalf on Thursday, March 8, 2007, the electrical conduit plan shown is incorrect. A corrected plan will be provided by College Station Utilities. 4. The water and sewer lines can go in the same easement as the electric lines (15' Electrical Easement 1000/183) provided there is a minimum of 2' of separation between the electric and sewer lines. The pressurized water line needs to be moved as far away from the electric line as possible while still remaining in the easement. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to breadcstx.gov. 9. Developer provides load data for project. 10. It appears that the landing for the new ambulatory ramp on the drive-thru side of the building is not sufficient in size. Please revise. 2. According to the Fire Department, NFPA 58 Liquified Petroleum Gas Code, Chapter 6, Table 6.3.1 requires that a tank of the proposed size be 50 feet from a building or adjoining property line. Please revise. Putting it underground or "Mound" the tank can get a shorter distance, but some other regulations will apply such as Redundant Fail Safe devices and/or the use of ASME approved equipment.
