Christ Holy Missionary Baptist Church is planning to build a 3,200 sf multi-purpose building for offices, classrooms, and a meeting hall 3. New building has average height of 14.5 feet 4. Shown as 20' from northeast property line 5. According to 7. 1.H of UDO all non-res buildings abutting SF use may be no taller than one-half distance from shared property line 6. At current location, building would be allowed height of 10', therefore applicant is requesting 4.5' variance 7. Applicant states as a special condition that meeting building height would require a flat roof on the proposed building 8. Hardship includes parking requirements for a church use 9. Staff was unable to find unique circumstances related to the physical characteristics of the property, nor is there evidence of an inability to make reasonable use of the property 10.
