Your project has been placed on the next available Planning and Zoning Commission meeting scheduled for, July 17th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. The Mylar original of the final plat with the owner and County Judge's signatures (will be required after the County's approval). One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Thursday, June 26th, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, July 17th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Nineteen (19) 11"x17" copies of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov; and The Mylar original of the revised final plat with the owner and County Judge's signatures (will be required after the County's approval). Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please correct the vicinity map to show boundary of Indian Lakes Subdivision separate from the Partners in Habitat Preservation Tract. 2. Please provide an index sheet showing the entire Indian Lakes Subdivision at a scale of 500 feet per inch or larger. 3. Please correct the Certificate of Ownership and Dedication to read "Indian Lakes Subdivision, Phase XI" 4. The block number is different from the preliminary plat, please revise 5. All lots show the same acreage, please revise. 6. The acreage has changed slightly from what was approved on the preliminary plat, please revise 7. Plat — Please add note defining culdesac radii as on the preliminary plat. 2. Plat —Lots 7, 8, and 21 will need public drainage easements sized at toe + 30' for maintenance of culvert. 3. Plat — Lots 4, 5, 7, 8, 21, 22, and 23 will need private drainage easements for drainage crossing private lots. 4. Construction Docs — On Sheet 3, the waterline needs to be within a PUE. The centerline of the waterline can be no closer than 5.5 feet to the closest edge of the easement. 5. Construction Docs — Although we can't require it, please verify that your water system does not need any air release or blow off valves. 6. Construction Docs — Please show and label water service leads on both sides of the street. 7. Construction Docs — How will you ensure that lots 11 — 14 won't construct fencing which will block drainage along the back of the lots? We feel a private drainage easement should be dedicated as warranted. 8. Construction Docs — Per the BCS Unified Stormwater Design Guidelines, roadside ditches are required to be designed for the 25 -yr storm event with a minimum depth of 1.5 -ft and water surface elevation at least six inches below the top of ditch. The ditch is also required to have a trapezoidal shape with a flat bottom. 9. Construction Docs — Does there need to be erosion protection along the remainder of the drainage channel on Lot 8? 10. Construction Docs — The maximum horizontal deflection angle for the roadside ditches is 45°. 11. Construction Docs — Please label straw bale barriers and inlet protection on Sheet 11. 12.
