SUBJECT: CS MED CENTER BED TOWER (SP)
Staff reviewed the above-mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and approval
of the plans:
$200 processing fee for the next round of three (3) staff reviews; and,
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached;
Two (2) revised site; and
One (1) landscaping plan.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional
information, please call Jennifer Reeves or myself at 979.764.3570.

PLANNING
1. Please show dimensioned parking spaces.
2. The parking spaces at the end of your parking rows will need to be screened
from the right-of-way.
3. (FYI) You are showing tree protection for existing trees that will count toward
your landscape and streetscape point requirement. Please be aware that if there
is any disturbed earth within the drip line of these trees during construction, they
cannot count as protected points.

Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If

STAFF REVIEW COMMENTS NO. 1
Project: COLLEGE STATION MED CNTR BED TOWER (SP) — 03-265
This is a stop review. This review does not constitute a complete review. A
development plat is required and thoroughfare issues need to be resolved prior to site
plan approval.
PLANNING
1. Please include the contact information for the property owner on the site plan.
2. Please show the gross square footage of the tower.
3. Sheets C-3 through C-6 were not included with the submittal; therefore, the details
that are references to these pages can not be reviewed.
4. Where is the sound barrier wall being constructed?
5. Please identify ANSI ramp locations.
6. Please identify how parking needs are being determined.
7. All drive aisles between two rows of parking will need to be a minimum of 23 feet
wide.
8. Please show the location of the existing fire lane.
9. Provide a general note that all roof and ground -mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right-
of-way or residential district within 150' of the subject lot, measured from a point five
feet above grade. Such screening shall be coordinated with the building architecture
and scale to maintain a unified appearance.
LAN DSCAPING/STREETSCAPING/BU FFER
1. Please show a phase line that covers all new improvements to the site.
2. Please identify the area and required point calculations for the phase.
3. If this phase includes the land abutting Birmingham, please provide more complete
screening of the parking lot and streetscaping.
4. Each crepe myrtle trunk needs to be 1.25" caliper. Please provide this information
in the legend.
5. Live oaks needs to be planted a minimum of 35 feet from other live oaks.
6. The total points shown in the legend is equal to 9630.
7. Please provide an irrigation plan or a note that an irrigation system to service all new
plantings will be installed by a certified installer before a C.O. will be issued.
8. Provide a general note that 100% coverage of groundcover, decorative paving,
decorative rock, or a perennial grass is required in parking lot islands, swales and
drainage areas, the parking lot setback, rights-of-way, and adjacent property
disturbed during construction.

1. A Development Plat is required.
2. The Site Plan should show the required thoroughfare.
3. Provide grading and drainage information.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and/or site plan.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

PLANNING
1. Please show the location of the existing fire lane.
LAN DSCAPING/STREETSCAPING/BUFFER
1. There is no buffer requirement between commercial and commercial
properties.
2. Please provide point totals in the Landscape Schedule.
3. Each crepe myrtle cane needs to be 1.25" caliper. Please provide this
information in the Landscape Schedule.
4. Please remove the tree replacement information from the plan. It was not
intended for sites that were still developing.

ENGINEERING
1. The temporary fire water line under the plant expansion will not be allowed.
Relocate the line or utilize a vault with double check valves and make the line
a private line.
2. Plan and profile are required for the public fire water line.
3. Please show existing and proposed easements on Utility Plan.
4. Make sure the existing 8" sanitary sewer is covered by a PUE.
5. The private 6" sanitary sewer line cannot be located in the PUE.
6. Where is domestic line between the plant expansion and the bed tower being
metered?
7. The 8" private sewer line on the west side on the expansion requires a
manhole instead of a cleanout.
8. The note for the 6" cleanout on the 6" sewer line shows a flow line for an 8"
line. Is the private sewer line an 8" or 6" line?
9. Provide detail of backfill with cement stabilized sand.
10. Type II curbing is not allowed.
