A note in bottom left of the Civil Site Plan states that property is zoned "Commercial." Please revise. 3. The parking ratio of 1:250 for a 6,348 sq. foot building results in 26 (25.4) required spaces. Fractional spaces are rounded up to the next whole number. Please revise the calculation and provide parking accordingly. FYI, only 180 sq. feet is required for the interior landscaping island along Rock Prairie Rd. 4. The end island at the rear of the building does not appear to meet the minimum of 180 sq. feet. Please revise. 5. Property is zoned A-O. Please revise setback lines to reflect that zoning. 6. Show barbed wire fence as being removed. 7. Provide screening wall details for wall along southern side of the site. 8. It appears that there is not fire coverage for the site. As per site plan application checklist and UDO Section 7.5, provide a landscape plan. 2. Provide the following two notes on the landscape plan: 3. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 4. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. A maximum length of 300' of hose can be laid from the hydrant, which is measured along Rock Prairie Road and then into the driveway. From that maximum, a 150' spray arc would need to cover the entire building in order to have fire coverage. According to Gerald from Forestry, they will initially start with a FEL container, but will increase to a Roll-Off container in the future. Therefore, the dumpster enclosure dimensions need to be 29 feet deep x 16 feet wide according to design guidelines. The landscape plan provides a total site area of 77,000 square feet, which does not appear to be consistent with the 2.0 acres on the site plan. Please revise the figures and calculations. 2. The total number of landscape points is based on the subtotals of the total site area and streetscape frontage. As a result, the total required points are 4,308 (2,310 + 1,998). Please combine the subtotals into one table. It appears that the required number of points has been provided.
