Project: WOLF CREEK CONDOS - MILES (SDSP) - 07-00500036
PLANNING
1. All phases must meet site plan requirements. There must be an end island at the end of
each parking row as it is phased. You can adjust the phase lines to incorporate the
existing parking islands.
2. Please make note that the bedrooms for the 2 bedroom units are less than 130 s.f. in
size. Otherwise, there is not sufficient parking.
3. Curbing note should state that all pavement edge will have 6-inch raised monolithic
curbing.
4. Will these changes to the building layout change any of the issues regarding the fire
coverage for buildings over 30 feet in height?
5. With the construction being done in phases, how is turnaround being provided for fire
and sanitation?
6. On the landscaping plan, I only counted 3 Bicolor Iris in Phase 3.
7. Again on the landscaping plan, I only counted 96 Heavenly Bamboo in Phase 2 (instead
of 98 — the phase line is drawn so that the island would not be constructed), and 60
Heavenly Bamboo in Phase 3 (instead of 58).
8. Provide updated façade details for our files.
9. Clearly label the pedestrian access ways to the trails
10. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

ENGINEERING COMMENTS NO. 6
1. Will water, sanitary, and storm be constructed with Phase 1? If not, show effects on
system with partial installation.
2. If the water line being extended by the adjacent River Oaks project is constructed before
yours, you will need to connect to it in lieu of the blow-off.
3. Off-site Drainage Profile #2 does not appear to match plan view. Is there still an inlet
grate? Show flowline in at junction box.
4. Is the 5' wide curb opening now an inlet (Drainage #2)?
5. Provide amendment to drainage report/letter for modified Drainage #2.
6. Proposed pedestrian access call note needs to be shifted.
7. Private sanitary sewer line cannot be located in the PUE. Why not make it public? It
can end in a cleanout if line is less than 4' deep.

1. The Unified Development Ordinance Section 7.2.H, Curbing Required requires curbing
as required by the Site Design Standards. The Site Design Standards on page 6
specifically require 6-inch raised monolithic curbing. Please revise your detail.
Temporary curbing will be required around the perimeter of all pavement for phases not
yet completed when that building will be completed.

2. Provide parking legend for each phase to insure that there is adequate parking for each
phase as it is developed.
3. If landscaping is going to be phased, please provide a landscape legend for each phase,
as each phase must meet ordinance requirements for landscaping.

ENGINEERING COMMENTS NO. 5
1. Why the change in designation from public to private sewer? To be in a PUE, the line
needs to be public. How is the "private" portion not meeting City standards? Can I just
change the private designation to public?
2. Title Block of Sheet 4 still shows 6" waterline.
3. Indicate sanitary sewer line to be PVC SDR-26- ASTM 3034.
4. Include BCS Design Details for sanitary sewer.
5. Are you wanting to request Oversize Participation on the sanitary sewer line? If so,
please submit request and required supporting documents.
6. Per Eric Hurt, the 26' aerial apparatus fire lane can exceed the 30' maximum separation
distance from a structure as long as the aerial ladder can still reach the roof peak. Your
structures are from 30' to 60' away from the proposed fire lane. Provide necessary
documentation to show that the aerial ladder can still reach the peak of each building.

1. Show proposed fill contours to indicate 4:1 slope.
2. Add public pedestrian access easement as discussed with Parks. It does not appear that
one is needed for southwest culvert/fill area. Dedication by separate easement will be
required for CO, but should be shown on the Site Plan.
3. Does the rock rip rap provide enough energy dissipation to slow water to none erosive flow,
or are energy dissipation block needed?
4. Provide sizing calculations for inlets. Will all water enter the inlets, or will there be overflow?

1. FYI: The site and landscaping plan do not clearly show that all paved areas are to be curbed
like the Erosion Control Plan. Please provide a note referencing the curbing requirement on
the site plan, or clearly show the curbing.
2. Provide dumpster screening details in compliance with the Design Review Board's
recommendation.
3. Make appropriate changes to the landscape plan to accommodate the masonry sanitation
screening that was required by the Design Review Board.

ENGINEERING
1. Fire flow/water design report needs to show that the proposed improvements meet
the requirements of the BCS Unified Design Manual with regard to pressure and
velocity. This needs to be shown for both scenarios; the 6" line as dead end, and
ultimate connection to water line from Jim Stewarts property.
2. Waterline fittings and valves under pavement?
3. I did not receive the initial Drainage Report/letter that we discussed. Please provide.
4. Drainage report/letter needs to certify that drainage design meets provisions of
COCS Drainage Policy and Design Standards and explain how. (Include primary
channel verbiage and why detention is not required.)
5. What are discharge quantities and velocities at each discharge point?
6. Grading Plan doesn't have enough information to accurately tell what final
grade/drainage areas will be.
7. I do not see the cleanouts you say were added to the private sanitary sewer plans.
Cleanouts are required every 100'.
8. Shouldn't the curvature note read "...be no less than 220' radius"? Curvature info
needed on other bends.
9. Provide information on the meter banks. What size are water service headers?

1. Provide key map.
2. Provide legal description of the property.
3. Show the ownership of the WPC dedication property (City of College Station).
4. Note the density of the development.
5. Provide the gross square footage of all buildings.
6. Provide building height of all buildings
7. Provide color and material samples for review by the Design Review Board.
8. Dimension driveway throat depth and width.
9. Provide typical parking space dimension.
10.Show handicap parking spaces.
11.Clearly show all easements.
12.Turnaround for emergency vehicles must also be paved and striped to firelane
standard.
13.Show detail for solid waste pad site with dimensions and note the screening method
used.
14.All signs are through a separate permit. Please submit an application for sign review
in a design district, with the details for the Design Review Board to review.
15.Provide specifications for the bench and light pole that are used by Parks.
16.Provide detail of the mail kiosk.
17.How is trail connection being maintained between Wolf Creek Condos and The
Arbors?

LANDSCAPING/STREETSCAPING/BUFFER
1. Existing trees must be at least 4-inch caliper to receive 40 points without a
barricade. Please note this in the landscape legend.
2. Mountain cedar is not on the approved plant list.
3. Provide a general note on the landscape plan that 100% coverage of groundcover,
decorative paving, decorative rock, or a perennial grass is required in parking lot
islands, swales and drainage areas, the parking lot setback, rights-of-way, and
adjacent property disturbed during construction.
4. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow
Device, and installed as per City Ordinance 2394.
5. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

4. Drainage is required to discharge to defined channel.
5. Show location of floodplain and floodway per 1999 LOMR .
6. Private sewer cannot be placed in PUE, only crossings are allowed.
7. Private sewer shall meet plumbing code. Additional cleanouts are required.
What is the slope?
8. Shift the water line to the north, so that fittings and valves will not be located
under pavement.
9. Water line - Additional valves are required, two on every tee. Valve also required
within 200' of temporary dead-end line.
10.Blow-off required at end of water line.
11.Station all water service(s).
12.Maximum distance of 6" line is 1500 feet when connected on both ends to 8" line
or larger. What is the timeline for the connection to adjacent property's water
line? What is contingency if line not constructed by adjacent property?
13.Only one fire hydrant is allowed on a 6" line unless connected on both ends to 8"
line or larger. What is contingency if line not constructed by adjacent property?
14.Provide radius of curvature for pipe deflections.
15.Show limits of structural backfill.
16.Include BCS Unified Details.
17.Provide "Letter Acknowledging Standards".

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric
lines (including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for each riser pole. City installs
riser.

4. Developer to intercept existing conduit at designated device or location and
extend as required.
5. If conduit does not exist at designated device or location the developer will
furnish and install all conduit as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. If pull boxes and secondary pedestals are required the developer will install them
as per City specs and design (pull boxes and secondary pedestals provided by
the City).
8. Developer will provide CSU Electric Department with a digital (AutoCAD 2000 or
later version) of plat and/or site plan. Email to: gmartinez@cstx.gov.
9. Developer will provide load data for project so that transformers can sized be
ordered.

We place 1-300 gal for every 8 units at our 4-plex and town-homes locations that
normally utilize this type of service.
