SUBJECT: BCS DEVELOPMENT TRACT— Comprehensive Plan Amendment
Staff reviewed the above-mentioned Comprehensive Plan Amendment as requested. The
following page is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday, March 17,
10:00 a.m., your project will be placed on the next available Planning and Zoning Commission
meeting scheduled for April 3, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
One (1) 24"x36" copy of the revised Comprehensive Plan Amendment map, and
Eighteen (18) 11"x17" copies of the revised Comprehensive Plan Amendment
map.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been
made. Once your item has been scheduled for the P&Z meeting, the agenda and staff report
can be accessed at the following web site on Monday the week of the P&Z meeting.

STAFF REVIEW COMMENTS NO. 1
Project: BCS DEVELOPMENT TRACT (COMP) - 08-00500036
PLANNING
1. The map indicates that there is Retail Regional on the property when it is actually Retail
Neighborhood. Please revise.
2. The application states that the total area being amended is 70.57 acres, but the actual area
of the subject property is 75.07 acres. We will administratively make this adjustment on the
application.
3. Please add the acreage being amended (75.07 acres) to the title block.
4. Please accurately reflect the Floodplains & Streams land use on the properties located
across SH 40.
5. There is a piece of land designated Institutional on the adjacent property located at the
southeast corner of the subject property. Please show this land use.

ENGINEERING COMMENTS NO. 1
1. Please verify that the proposed area to remain zoned A-0 has approximately the same
acreage as the portion of the property currently designated by land use as Floodplain and
Stream.
2. Please center the proposed area to remain zoned A-0 on the location of the stream existent
on the property according to latest available topographic information.
