My name is Matthew Hilgemeier and I am with the City of College Station Planning and Development Services
department. I am writing to you today regarding a building permit application that our offices received for one
of the lease spaces in the Gateway Center Phase 2C shopping center and a possible site plan revision.
The applicant, Chipotle Mexican Grill, is planning to locate in the vacant lease space at the end of the shopping
center next to Portrait Innovations and is proposing to have an outdoor seating area using the existing sidewalk
area adjacent to the building. However, when the Gateway Center Phase 2C site plan was approved in 2007
(Case # 07-00500035) the outdoor seating area was not proposed and not included on the site plan with
regards to parking calculation. In order to allow Chipotle to have outdoor seating the Gateway Center Phase 2C
site plan must be revised to include the seating area as part of the total square footage calculations for parking
and intense use calculations.
Having said all of that, with your permission, I can revise the approved site plan for the Gateway Center Phase
2C to show that the outdoor seating area is included as part of the building foot print. Because this is a minor
revision to the site plan, a full revised site plan is not required, but we do need the property owner's permission
to adjust the approved site plan. The addition of the patio area increases the square footage of the building by
406 square feet and would require the additions of two additional parking spaces. However, the approved site
plans shows that there are 23 extra parking spaces for this site, meaning that all that will be changed is the
parking calculations.
Please let me know if this revision to the site plan is acceptable, and I will make the appropriate changes. Also,
