Hidden Springs:
• Need 16' PUE along the front of Lots 14 - 20 of Block 1.
• A 20' PUE will need to extend around the outer perimeter of the subdivision. (i.e.,
Block 4, Lots 1-3 and Block 1 lots 1-3)
• FYI: Electrical service to each lot will be from the front of the lots. BTU may
utilize any part of the PUE's to place its facilities.

Re: Preliminary Plat and Final Plat,Phase 1 for Hidden Springs Subdivision,Samuel Davidson
League,A-13,Brazos County,Texas.
Dear Mr. Robertson:
We appreciate the opportunity to review the preliminary plat and the final plat,phase 1 for Hidden Springs
Subdivision. It appears from the plat that some lots are within the 100-year flood plain. TAC,Section
285.30(h)states the following about 100-year flood plain:
".,,Any sites within the 100 year floo lain,}tetermined from either FEMA maps or flood studies prepared
by a professional engineer registered in a s,shall be subject to special planning requirements to indicate
that the location of the OSSF will not r t in damage to the OSSF or result in contamination from the
OSSF during flooding. Any planning materials submitted under this subsection shall indicate how possible
tank flotation is eliminated."
Future homeowners should be made aware of these special requirements for an on-site sewage facility.
Other than the above mentioned provision,and the enlarging of Lot 12 to add more non-floodplain
property,the plat meets the requirements set forth by the Texas Commission on Environmental Quality
(TCEQ)and Brazos County concerning on-site sewage facilities.
