HomeMy WebLinkAboutStaff Report STAFF REPORT Project Manager: Lindsay Boyer, Staff Planner Report Date: February 13, 2007 Email: lboyer@cstx.gov Meeting Date: March 1 , 2007 Project Number: 07-00500031 Item: Presentation, possible action, and discussion on a Final Plat for Hidden Springs Subdivision, Phase 1 consisting of 30 lots on 76.2 acres located at 16055 FM 2154 in the general vicinity of the northwest intersection of Wade Road and FM 2154 in the City's Extra-Territorial Jurisdiction. Applicant: John Duncum, Hidden Springs, Ltd. Staff Recommendations: Staff recommends approval final plat with the condition that Staff Review Comments are addressed. ETJ Plats - Brazos County's comments and recommendations: None. Item Summary: The applicant is proposing a large lot residential subdivision on 126 acres in the City's ETJ. The preliminary plat was approved on January 18, 2007 by the Commission with variances to Section 6-C.1 which requires that plats be drawn to a scale of no less than one hundred feet per inch, as well as Section 12-1.3, Relation to Adjoining Street Systems for street connections to the north and east. Comprehensive Plan Considerations: The Comprehensive Land Use Plan identifies this property as Rural Residential. The property has a single access on FM 2154, a Major Arterial on the City's Thoroughfare Plan. The Final Plat is in compliance with the approved Preliminary Plat, City Subdivision Regulations, and the Comprehensive Plan. Item Background: The subject property came into the City's ETJ in 1983 and has not been previously platted. Budgetary & Financial Summary: None. Related Advisory Board Recommendations: None.
