HomeMy WebLinkAboutCorrespondence DUCK HAVEN PHAsJtS 4-6— PRELIMINARY PLAT RESPONSE TO STAFF REVIEW COMMENTS Note: The Developer has revised this Preliminary Plat submittal to only include Phases 4-6. This is in response to the various comments provided by Staff that will not be able to be addressed in the short review cycle that we are working under. The Developer wishes to continue forward with Phases 4-6 in the interest of time. The previously submitted Phases 7 and 8 will be resubmitted through other applications at a later date. PLANNING 1. The oil well site in question has been abandoned for many years. Phase 7 has been removed from this submittal and will be addressed at a later date. ✓ 2. The Developer wishes to remove the requested Variances since the streets meet the requirements of the Subdivision Regulations. 3. The Developer has removed Phases 7 and 8 from this Preliminary Plat submittal. Connectivity questions and issues will be addressed in a future submittal. 7- 4. The Preliminary Plat's point of beginning lies at the back corner of Phase 3, Block 4, Lot 10. Refer to the field notes of the Phase 3 Final Plat. Field notes for each new phase will be provided at the time of Final Plat submittal for each of the new phases. 5. This area is not longer adjacent to the boundary of the Preliminary Plat submittal. J 6. Phase 7 has been removed from this Preliminary Plat submittal. 4 7. This area is no longer included in the boundary of this Preliminary Plat submittal. ENGINEERING 1. The Drainage Easements in question will be filed of record at the time of the filing of the Phase 3 Final Plat. Volume and Page numbers are not available. 2. See revised Note 11 on the revised Preliminary Plat. 3. See attached comments and exhibit from Jeff Robertson with McClure & Browne, Inc. Also, note the inclusion of additional drainage easements within Phases 4, 5, and 6 to accommodate future drainage outfalls and detention areas. More details on the design of these systems will be provided with Final Plat and construction drawing submittals for each phase. ELECTRICAL 1. No comments. SANITATION 1. No comments. BRAZOS COUNTY 2. Phases 7 and 8 have been removed from this Preliminary Plat submittal. Connectivity questions and comments will be addressed in a future submittal. 3. Due to the existing platted lot boundary and the need for cross-alignment of street intersections, a radius is unachievable at this location. According to the Drainage Report we prepared for Phase III, the pond located at the southern corner of the development provides detention for the full development of Phases III, IV, &VIII and a portion of Phases II, V, and VI. The attached exhibit shows the proposed and existing phases overlaid on the drainage map from the Phase III Drainage Report(the heaviest lines indicate drainage boundaries). Some type of detention facility will be needed to reduce the peak runoff from the northern portions of Phases V&VI. We suggest placing the pond at the northern end of Lot 14, Block 7.
