The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, February 19th, at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for March 1st, at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Preliminary Plat; and Sixteen (16) 11" x 17" copies of the revised Preliminary Plat. Upon receipt of the required documents for the Planning& Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed,your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Fax: 979-846-1461 Case file #07-00500029 STAFF REVIEW COMMENTS NO. 1 Project: DUCK HAVEN PH 4, 5, 6, 7, & 8 (PP) - 07-00500029 PLANNING 1. Locate existing oil well site adjacent to Phase VII and address any issues including future road connection to the area. 2. Variance request #1 and #2 concerning block length are not necessary. Both Retriever Run and Whistling Way are considered Cul-de-sacs and within the maximum length of 2,000 linear feet. 3. Provide a street connection from Phase VIII to the adjacent Saddle Creek development's Winchester Way Street (see Saddle Creek Preliminary Plat for street location). 4. Tie metes and bounds to an existing monument. 5. Please label the .491 acres of Common Area at the end of Drake Drive. 6. Lot 10,Block 8 of Phase VII needs 20 ft. PUEs because it is adjacent to unplatted property. 7. Our records show that the 3 acre lot (less than 10 acres) abutting Phase VII is owned by Duck Haven,Ltd. Revise plat to reflect the 2 off-site PDEs that were shown in the Final Plat of Phase Three (now in the Common Area of Phase VIII). They were required to be dedicated by separate instrument. Provide volume and page numbers. 2. Indicate party or parties responsible for maintenance of private drainage easements. Is it the HOA, or individual Lot Owners on which the Drainage Easement is dedicated? 3. It appears that with this development you will be redirecting flow that currently drains to the north and west, to the intermittent stream of Franks creek near the south corner of the property. How do you plan to insure that the increased flow from your development will have no negative impacts downstream? Reviewed by: Carol Cotter Date: February 15, 2007 GENERAL ELECTRICAL COMMENTS 1. This plat is in the College Station ETJ, but is out of the College Station Utility electric service area. Customer will have to get with their electric supplier for this area to determine electric service specifications and requirements. Plat reviewed by Timothy Crabb, CSU Electric, (979) 764-3439. Date: 02/16/07. SANITATION 1. No issues for Sanitation Reviewed by: Wally Urrutia Date: February 16, 2007 Brazos County Need to make sure road connection to Saddle Creek Master Plan match.
