Project: Heat Transfer Research Incorporated (SP)
PLANNING
1. Provide building elevations for all sides of the proposed storage building.
2. Provide materials and colors used for building exterior, including the roof. The siding and trim colors
have been received.
3. The initial front building elevation depicts downspouts on the exterior of the building. According to
Section 14.30 of the Covenants and Restrictions, "roof drainage down pipes on building fronts must be
on the interior and not exposed." Please revise.
4. One landscaping end island has been proposed on a side of the driveway to the storage building
(replacing parking space#82). End islands are required directly on both sides of the proposed driveway.
5. Provide updated parking calculations on the site plan. FYI, the previously approved site plan did not
count the four handicap spaces, thus 95 spaces currently exist.
6. The site plan specifies a driveway length of 30',while the text states approx. 35'. Please make consistent.
7. The 20' Developed Area boundary surrounding the building may not encroach upon the rear setback.
As defined in Section 12.20 of the Covenants and Restrictions, a Developed Area is defined as "an area
bounded by a line located 20 feet beyond the outside boundary of the following: building footprints,
parking areas, driveways, storage areas, drainage facilities and other areas of improvement. Existing
vegetation within this area may be removed to accommodate site development. Developed Area may not
encroach upon the L.A.U.E./B.S. [Landscaping, Access, Underground Utility Easements / Building
Setbacks] or Protected Areas."
8. Identify any construction staging area(s).

ENGINEERING
1. Please depict existing fire lane on site plan so fire coverage of the proposed building may be confirmed.
2. Please label existing fire hydrant.
3. Please quantify finished floor (FF) elevation. The FF elevation should be at least 1-ft above base flood
elevation (BFE).
4. Please illustrate erosion control measures for the site.
5. Please illustrate any proposed utilities for the structure (i.e. water or sewer service). Specifically,illustrate
any service lines,meters, etc,if needed.
