Kenn,
I have attached the Covenants and Restrictions for The Business Center at College Station for you. I have also attached a
three-page document describing the typical review process.
Besides the basic submittal procedures at the front of the document,Article XI on page 9 of the Covenants and Restrictions
appears to start the main substantive items that will need to be considered. Landscaping requirements appear to be
prominent in the document as well as the Architectural Guidelines on pp 13& 14 will also be significant for the project. Let
me know of any questions you may have.

The Business Center, College Station. Texas
The 2400 SF storage building is to be located approx. 35' from the back of the curb at
parking location 79. Below is a description of the trees to remove for the new building.
Existing trees to remain shall be barricaded per detail below.
Parking requirements for the City of College Station require 1 parking spot/ 1000 sf.
The added building would require adding (3)parking spots in addition to the 91 existing
spots. Currently at full capacity, the existing parking spots are less than 50% full. To
add the necessary parking, a minimum of 1,500 sf of landscaping would have to be
removed. This would be a waste of landscaping for unnecessary parking.

Good Morning!
The storage building proposal needs to be in compliance with both the
Unified Development Ordinance and the Covenants and Restrictions for the
Business Center. Building elevations must be submitted in compliance with
Article XIV Architectural Guidelines of the Covenants and Restrictions for
the Business Center. If you need a copy of these restrictions, I will be
happy to provide it to you.
The following information is needed for the Board's consideration of the
site addition:
§ 13 copies of the proposed site plan. If you do not have a copy of
the original stamped approved site plan, I can provide one for you. You
will need to use this plan to draw in the proposed storage facility,
driveway and required landscaped parking islands along either side of the
new driveway. A phase line should be drawn 20 feet beyond all proposed
improvements. Please remember that all elements on the plan must be drawn
to the appropriate scale.
§ Development Permit application with clearing, grading and erosion
control plan
§ Easement for electric line, if public
§ All building elevations
§ All building materials, colors and textures
§ Information on any additional exterior lighting proposed
§ Information on additional utility demands, routing and connection
points
§ Proposed construction staging area
Once the documents have been submitted, the Board meeting can be scheduled.

Regarding the metal storage building issue with HTRI's, P&DS received part of the information that was requested
of the applicant on 12/29/06 ... but there are still some significant pieces outstanding (i.e. specific colors, materials,
elevations,etc.)
I spoke with Molly and Jason on the issue and we feel that we probably have enough information to go ahead and
formulate some kind of decision on this issue. However, it is probably not going to be a decision that makes Ms. Beyer very
happy.
In an effort to be as customer-friendly and responsive as possible, I have asked Molly to go ahead and set up the meeting
for Monday(1/8/07) ... and in the mean time,Jason will notify the applicant about the still outstanding information and
request that it be provided prior to the actual meeting. I think we all know that there are some real challenges with this
request, but if we can take a look at it as soon as possible that will help us better manage the resulting situation.
Just let me know if you have questions or need additional information in this regard.

Staff reviewed the above-mentioned submittal as requested. While not all required information was
submitted, staff has scheduled the Business Center Advisory Board review in an effort to expedite the
Business Center site review process for HTRI. The meeting is scheduled for Monday, January 8th. The
attached staff review comments should be addressed and submitted by 10 am on Monday for its
consideration by the Board. Please address the comments and submit the following information for further
staff review:
Four (4) revised site and landscaping plans.
Please contact me if you need a copy of your previously submitted site plan to make corrections/additions.

RE:Proposed Metal Storage Building in the Business Center at College Station
Dear Mr. Walsh:
The Business Center Advisory Board met on 8 January 2007 to review your current submission for a
pre-engineered metal storage building to be constructed at 150 Venture Drive. After a thorough
review and discussion of your existing submittal,the Board determined that the information submitted
is not yet adequate to establish compliance with the various development requirements of the Business
Center at College Station as identified in its Covenants and Restrictions. Article IV(Review&
Approval),Section 4.50,provides a list of specific items that need to be submitted in order for the
Board to perform a complete and timely review of any development request of this type.
However,based on the limited information submitted thus far,we were able to determine that the
proposed metal siding does not meet the existing development standards as established for the
Business Center in 1996. For example,Article XIV(Architectural Guidelines)Section 14.30 requires
that building materials"convey permanence, substance,timelessness and restraint"and shall be of
"good architectural character"and"selected for harmony of the building with adjoining buildings."
We do not believe that your metal building, as currently proposed,meets these primary architectural
and design requirements.
Finally,I wanted to let you know that the Business Center Covenants and Restrictions do allow the
Board some discretion over the amount of required parking for a given project. Depending upon the
final design and proposed long-term use of the building,we may be able to work with you on the
ultimate number of parking spaces needed for the project.
