Vehicle service areas require 1 space per 200 s.f. and office areas require 1 space per 250 s.f. Please separate out the uses on the plan and recalculate the parking requirements. Answer: We have recalculated the parking requirement as requested. We have also calculated the tire storage areas as warehouse requirements. Question: Please dimension the island strip along the 20 parking spaces to verify that the interior island requirement is being met. Staff estimates that 432 square feet of interior island is required for this site. Answer: This area has been dimensioned. Question: Please submit building elevations, including square footages of the materials and colors used on the building. Answer: Attached Question: Because the access easements will be constructed with this development and landscaping will not be provided, please add a note to the site plan that reads: "The area within the access easements will be included in the calculations for landscape points with the development of Lot 13." LANDSCAPING/STREETSCAPING PLAN Question: Please submit a landscape plan. Additional review of these plans outside of the three allowed reviews will require an additional site plan review fee. Answer: Attached. We understand that we will have to pay an additional fee if we go over our allowed 3 reviews and we have already used 1 . MISCELLANEOUS Question: Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. Answer: Understood Question: All Back Flow devices must be installed and tested upon installation as per City Ordinance 2394. We like this comment!!! Question: Only one type of architectural element (pilaster) was provided along Façade B and in the first 60' along the Facade D. Suggestion: Extending the projection along Façade B to 4-feet would satisfy this requirement. Answer: On Façade "B", "C" and "D" awnings were added to satisfy the articulation and architectural element requirements. Question: According to Section 7.5D Streetscape Requirements, 300 additional points shall be required for every 50 linear feet of frontage on a right of way. This site has approximately 233' of frontage on State Highway 6 which results in an additional 1,398 landscaping points. The total number of landscape points required for this site is 5,084 points. Please revise the plan accordingly. Answer: As discussed we have discounted approximately 80 linear feet of frontage from the streetscape requirements because we are allowed to discount undeveloped floodplain from our calculations. Therefore utilizing only 157 linear feet toward these calculations. Question: Please clearly illustrate the property lines on the landscape plan and dimension the lengths of each line. Answer: These lines have been clarified and dimensions written. Question: Streetscaping will be required for this site because it has 233' of frontage along State Highway 6. The trees need to be planted on the site within 50' of the property line. Please provide streetscaping calculations in the legend and verify that the requirement is being met. Answer: As discussed we have discounted approximately 80 linear feet of frontage from the streetscape requirements because we are allowed to discount undeveloped floodplain from our calculations. Therefore utilizing only 157 linear feet toward these calculations. Question: Please be aware that the required buffer plantings cannot be counted towards the required landscape points. Please provide a separate legend of the calculation and the required plantings. Also be aware that buffers will be required along every property line that bounds property R-1 Single Family Residential. In this case, buffers would be required along the north and west property lines. Answer: We have added the buffer plantings per section 7.6 (f) 4 (b) to meet these requirements. We will be appealing the decision to require these plantings to the DRB. Question: Staff noted that the calculated points for 96 Buford Hollies was incorrect. Please adjust the plan accordingly. Answer: This has been corrected. ENGINEERING COMMENTS NO.2 Question: Provide documentation that adjacent property owner (Lot 13) is acceptable to the proposed grading on his property. Answer: This documentation is forthcoming from Posadas. We understand that you cannot stamp the plans until you receive this data. We will forward as soon as we have it. Question: Easement dedication needs copy of filed plat and corporate resolution Answer: A copy of the corporate paperwork is attached. The signed plat to be filed for record is forthcoming from Posadas owner. As soon as we have this mylar we will submit it to you. Question: Need your opinion as to impacts from increased drainage runoff in drainage letter. (No negative impacts?) Answer: Please see attached drainage report supplement. Question: Provide velocity appropriate permanent erosion control at stormwater outlets. Answer: There is some rip rap at the stormwater outfalls, but we have added additional on the plans. Question: Access easements are private, not public. Make sure revised Mylar indicates so. Answer: We have corrected this notation on the plans and the mylar is silent to this. The mylar simply indicates it as a PAE so we will clarify this and define PAE in the legend as a Private Access Easement. Question: Add additional gate valve to southeast leg of fire hydrant tee. Answer: This additional gate valve has been added. Question: Why the bend in the 12" storm sewer pipe? Can it be easily unclogged at the distance from inlet/junction box? Answer: The bend has been removed. Question: Be aware that all disturbed areas will be required to have vegetation reestablished prior to full CO, including adjacent property. During the bidding of the project there was concern regarding the added construction cost of the rear driveway. My client asked that we try to redesign the site to eliminate this driveway. This drive will be constructed as a drive aisle in the future by the adjacent user to the south. To accomplish the elimination of this rear driveway, we have added a new fire lane that loops back around the parking stalls. To meet truck turning radii we had to lose two parking stalls, increase the island radius and add pavement on the southwest end to accommodate the rear wheels of the 18-wheel trucks that will be delivering the tires. We understand that this layout is a change and that we have already used our three reviews for the previous submittal. Because of this we are submitting a new application and application fee. The following is enclosed: • $200 application fee • Site plan application • Fourteen (14) folded copies of site plan • A copy of the site plan check list • One (1) folded copy of the landscape plan • One (1) full set of construction drawings If y. have any questions please feel free to give me a call. Civil Engineer Page 1 of 1 James—Per my telephone conversation with you this afternoon, I have attached copies of our Reciprocal Easement Agreement and First Amendment to the REA between Posados and Gateway Six Partners. Reference is made to Article 2 of the REA and Articles 2 & 3 of the First Amendment to the REA. These two references clearly denote the right granted to us proceed with the construction of the grading and paving work necessary for the construction of the driveway for access to Lot 14 (Developer's Parcel/NTB Site). These agreements should clearly provide evidence to the City that we have the right for the construction of the driveway and will allow the City to release the Site Development Permit. I will also be by your office tomorrow morning to pick-up the two sets of updated permit/construction drawings for the NTB site. Call me if you have any questions.
