The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for stamping: Two (2) landscaping plans Once these plans are stamped, the site will be eligible for a full CO. If there are comments that you are not addressing with the revised landscape plan, please call Crissy Hartl or myself. There are 157 I.f. of frontage on Earl Rudder Freeway. As per the City's streetscape regulations, this requires 4 street trees to be planted and adds 942 points to the total landscaping points required for the site. Please add this information, as well as the new point total (4628) to the "City of College Station Landscape Analysis". 2. Since the required point total is now 4628 (3686 + 942), 2314 points of canopy trees are required. Please add this information to the "City of College Station Landscape Analysis". 3. The number counts for the bald cypresses and the cedar elms are not consistent with what is shown on the plan. Please make the appropriate corrections and, if the numbers in the legend are incorrect, reflect the updated total of canopy tree points in the "City of College Station Landscape Analysis". 4. Please correct the symbol for the bald cypresses. 5. In the Landscape Legend, the point totals for the burford hollies and wax myrtles were not updated when the numbers changed. Please correct. 6. Please add a note to the site plan that states the following regarding signs: "All signs to be permitted separately." 2. According to UDO Section 7.5.D.5 parking screening shall be provided along parking areas that are adjacent to a right-of-way. Please provide 10 shrubs for every 30' of parking along the SH 6 right-of-way. 3. Per our phone conversation on April 30, please indicate that the area along the Lot 13 and 14 property line as island space and disperse the landscaping throughout the site. Please revise the landscaping plan as needed. 4. Engineering comment: Please provide a letter from Posados regarding grading on the adjacent property. 5. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Staff has no comments for the site plan. 2. Only one type of architectural element (pilaster) was provided along Façade B and in the first 60' along the Facade D. Please provide an additional element to satisfy the Non- Residential Architectural Standards. Suggestion: Extending the projection along Facade B to 4-feet would satisfy this requirement. 3. According to Section 7.5.D Streetscape Requirements, 300 additional points shall be required for every 50 linear feet of frontage on a right of way. This site has approximately 233' of frontage on State Highway 6 which results in an additional 1,398 landscaping points. The total number of landscape points required for this site is 5,084 points. Please revise the plan accordingly. 4. Please clearly illustrate the property lines on the landscape plan and dimension the lengths of each line. 5. Streetscaping will be required for this site because it has 233' of frontage along State Highway 6. The trees need to be planted on the site within 50' of the property line. Please provide streetscaping calculations in the legend and verify that the requirement is being met. 6. Please be aware that required buffer plantings cannot be counted towards the required landscape points. Please provide a separate legend of the calculation and the required plantings. Also be aware that buffers will be required along every property line that bounds property R-1 Single Family Residential. In this case, buffers would be required along the north and west property lines. 7. Staff noticed that the calculated points for 96 Buford Hollies was incorrect. Please adjust the plan accordingly. Easement dedication needs copy of filed plat and corporate resolution. 3. Need your opinion as to impacts from increased drainage runoff in drainage letter. (No negative impacts?) 4. Provide velocity appropriate permanent erosion control at stormwater outlets. 5. Access easements are private, not public. Make sure revised Mylar indicates so. 6. Add additional gate valve to southeast leg of fire hydrant tee. 7. Why the bend in the 12" storm sewer pipe? Can it be easily unclogged at that distance from inlet/junction box? 8. Be aware that all disturbed areas will be required to have vegetation reestablished prior to full CO, including adjacent property. This application is considered an incomplete submittal; however, at the applicant's request, we have reviewed the site plan and made the following comments. This will count as one review. J2. This site plan cannot be approved until the plat has been filed. j3. Parking requirements for motor vehicle service and offices are calculated separately for this type of use. Vehicle service areas require 1 space per 200 s.f. and offices areas require 1 space per 250 s.f. Please separate out the uses on the plan and recalculate the parking requirements. As proposed, Site Plan cannot be approved until water and sewer are constructed to serve this lot. 3. Show limits of PUEs for public water and electric proposed with this project. PUEs to be dedicated by plat can be noted as such or the volume and page numbers provided once Plat is filed. 5. Temporary Blanket Easement or actual PUEs are required for Site Plan approval. Submit Easement dedication documents. 6. Add note on the plans that fire suppression lines shall have a lockable lid on the isolation valve. The lockable lid shall, at a minimum supply protection as the AMP or USA, LL562 Locking Lid. Alternate lockable lids shall be approved by College Station Utilities Director or his designee. 7. Show limits of structural fill on plans. 8. Provide Engineers estimate for public water main. 9. The "Typical Water and Sewer Trench Detail" provided does not match BCS Unified. Please provide letter for our review stating why it is better, or use standard. 10. Submit Drainage Report/letter. Also ensure that appropriate velocity dissipation is provided for resulting discharge velocities.
