Please dimension three queing spaces for the ATM window on the north side of the building and verify that this requirement as well as other standards, such as drive-aisle widths, is also being met. 2. Staff's calculation of the proposed landscaping points indicated that 5,672 points were proposed as opposed to the 5,822 points on the legend. Please verify. 3. Staff was only able to verify that 15 street trees were being provided within 50' of the property line along the two thoroughfares. Please provide an additional two canopy trees along the streets. As a reminder, two non-canopy trees may be substituted for one canopy tree. 4. Staff noticed that the dumpster is located on an easement. Please be aware of the following and add a note to the site plan that states that if utilities need to be accessed within the easement and the dumpster enclosure needs to be removed, that it will be the owner's responsibility to repair or replace the structure. Additionally, please keep the structure at least 5-feet away from the manhole to provide a workspace. Reviewed by: Crissy Hartl Date: February 13, 2007 NON-RESIDENTIAL ARCHITECTURAL COMMENTS 1. Per Section 7.9 NRA Standards, two architectural elements are required on facades facing a public ROW for every 45' horizontal feet. This standard applies to the facades facing Texas Avenue (east) and Holleman Drive (south). Additionally, two architectural elements are required on all other facades for every 60' horizontal feet (north and west). Please find evaluations of each façade below and revise the building plans as necessary: a. East elevation: Staff counted the wall plane projection as two elements, but it is still lacking two required elements. Canopies over the windows would satisfy this requirement. b. South elevation: Staff counted the canopy and wall plane projection as two elements, but it is still lacking two required elements. c. West elevation: Staff counted the canopy as one element out of the two required elements. Extending the teller window projection to 4' would satisfy this requirement. d. North elevation: Staff counted the canopy as one element out of the two required elements. Please provide another architectural feature. 2. Please provide a sample of the proposed roof material to verify that it is either copper or silver metallic as required by the UDO. 3. Please be aware that all signs will be permitted separately. Please provide water and sewer demands and specify size of water meters. 3. Please illustrate proposed location for the domestics and irrigation meter. These meters need to be located within an easement. It appears the proposed meter location is outside of an easement, please dedicate. 4. Please dedicate an easement for any on-site public utility that are not already located in an easement. 5. Please illustrate canopy height on site plan. 6. Please label the existing water service /fire line to be removed. 7. Fire Flow: The fire flow report is needed to verify the number of hydrants required per tables B105.1 and C105.1 of the fire code, using the proposed square footage and building material type, please submit. 8. Drainage Report: It appears from the grading plan that the existing and proposed contours are very similar, I assume the overall drainage pattern for the proposed site will remain the same as the existing site, please verify. 9. Please provide a key map of the project to identify area location. ✓2. Provide the legal description, date of submittal, and site area in the title block. /3. Please relocate fencing and screening details, with the exception of dumpster screening, to another sheet and enlarge the site plan to a scale of 1":10'. /4. Identify the ownership and current zoning of parcel and all abutting parcels. /5. Provide the gross square footage of all buildings and structures and proposed use of each. 'Z 6. Dimension and label all setbacks on the site plan. i.7. Please provide building elevations, color samples, and a materials list according to Section 7.9 of the UDO. Approval of the elevations is required before a building permit will be issued. Separate review of the elevations will count as one round of review out of the three allowed. /8. Please identify and dimension all existing sidewalks. ✓ . Please add the curb and pavement detail to the site plan. /10. Please provide your parking calculations on the site plan, and include what is required by ordinance and what was provided. 11. Per UDO Section 7.2.J. Please remove all sign details or add a note to the site plan that reads, "All signs to be � permitted separately." ✓ 15. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Staff noticed several plant species in the plant list that are not found on the College Station Plant List. The minimum number of points required needs to be from plants found on this list. Please amend the landscape plan according to the attached list or provide hardiness information for our review. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and"bubbled"on your plans.Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Staff found the following discrepancies between the legend and the landscape plan: • Asparagus Fern: legend — 17 ; counted —22 • `Muskogee' Crape Myrtles: legend — 7 ; counted - 8 /7. Provide the barricade plan for the Live Oak along Texas Avenue. Additionally, points for the tree will only be awarded if the barricade is up before the first development permit is issued. /8. Please provide an irrigation plan. A. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. Canopies above fire lanes must be at least 14-ft high. 7. Please submit "Letter Acknowledging City Standards", which can be found on the bcsunited.net site. 8. Developer to intercept existing conduit at designated transformers and extend as required.
