The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, February 12th at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for March 1, 2007 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copies of the revised final plat; Sixteen (16) 11"x17" copies of the revised final plat; Parkland Dedication in the amount of $ must be submitted prior to the filing of the final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov and awelsh@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please include the total number of lots in the title block. 2. The P.U.E located between Lots 17 and 18 was also shown as a P.D.E. on the Preliminary Plat. Construction documents and reports are still under review and may affect the plat. Reviewed by: Carol Cotter Date: February 5, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. The installation of conduit includes extending conduit beyond Block 2, Lot 15 to Victoria Ave. for future use, as shown per CSU Design. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to: bread@cstx.gov. 9. Developer provides load data for project. 10. P.U.Es at the rear of lots 1-10, block 4 and lots 1-5, block 5 are required to be 20 feet in width. A variance is required for these to be 10 feet. Please submit a variance request letter addressing the Variance Criteria in the Subdivision Regulations. Reviewed by: Jennifer Prochazka Date: February 14, 2007 ENGINEERING COMMENTS NO. 2 2. As shown, Drainage Channel No. 1 is private and will be privately maintained. Clearly indicate this on the construction plans. 3. Is a grass lined channel the appropriate treatment for the velocities existing Pipe 12? Will the energy dissipator blocks reduce the velocities to below 6 fps for sodded, or 4.5 fps for seeded, or will a section of concrete rip-rap be needed?
