RE: Multi family Development on Property in Wolf Pen Creek District
(Miles Construction Corporation)
Dear Jane:
This letter is to confirm administrative acceptance of a fee in lieu of land for the required
dedication fee for the proposed multi-family development by Miles Construction Corporation,
which fronts on George Bush Drive.
If your client so chooses, an agreement can be worked out to allow the developer to construct
sidewalk improvements adjoining the development in the Wolf Pen Creek District that will be
of equal value to the required dedication fee, in place of paying the fee. This is allowable
under the requirements of the Park Land Dedication Ordinance.

RE: Final Plat application for Miles Subdivision
To Whom It May Concern:
This application is being submitted as a minor plat as per discussion in the 1-24-07 PAC
meeting. It is our understanding that the item will be processed as a minor plat and that
the preliminary plat document is submitted only for informational purposes, not for
consideration by the P&Z. Submitted with the final plat application form are the
following:
• Fourteen copies of the minor plat document
• Fourteen copies of the preliminary plat document for informational purposes
• Checklists for the final plat and preliminary plat
• Check for$300 application fee for minor plat
• Copy of certified tax receipt with copy of closing papers dated 1-25-07 showing
up to date taxes paid out of closing costs
• Letter from Steve Beachy indicating administrative approval of parkland
dedication and development fees
Once final closing papers are received, original tax certificates will be submitted for the
file. Construction documents for improvements in lieu of parkland fees will be submitted
as part of the site plan process.
Please include IPS Group as an additional contact for the project in all correspondence
and notification. Thank you for your time and consideration.

One (1) 24"x36" copy of the revised preliminary plat; and
One (1) Mylar original of the revised final plat.
Original paid tax certificate
The digital file of the final plat was e-mailed to the City from Christian Galindo
earlier this week. All Planning & Engineering comments have been incorporated
onto the documents as requested. All Electrical comments will be incorporated as
we move through the complete site plan review process with the Design Review
Board.

Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, February 12th, 10:00 a.m., your
project will be approved by the Administrator
One (1) 24"x36" copies of the revised final plat;
One (1) 24"x36" copies of the revised preliminary plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.
