As previously stated, please tie plat to a College Station monument or a known platted point. Reviewed by: Jennifer Reeves Date: February 16, 2007 NOTE: Any changes made to the plans, that have not been requested by the City of College Station,must be explained in your next transmittal letter and"bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 2 of 2 STAFF REVIEW COMMENTS NO. 1 Project: SWEETLAND (PP) - 07-00500016 PLANNING 1. Park land dedication will be required for this lot. More than likely since the proposed acreage is less than three acres it will be an Administrative decision by Parks to allow a fee in lieu of land dedication. Please contact Pam Springfield at the Parks Department at 979.764.3414 for submission requirements and review date. (this must be reviewed and approve by Parks prior to filing the Final Plat) 2. As previously stated in the rezoning comments, the metes and bounds do not close. Please resubmit a new metes and bounds description and correct the preliminary plat map as well. 3. Please tie plat to a College Station monument. 4. (FYI) The preliminary Plat can go the same night as the rezoning request, however it will have to be approved with the condition that the rezoning request gets approved by Council prior to the final plat moving forward to the Planning and Zoning Commission. Reviewed by: Jennifer Reeves Date: February 5, 2007 ENGINEERING COMMENTS NO. 1 1. Please illustrate the proposed 10-ft electrical easement as a 10-ft PUE. 2. Please illustrate the entire proposed off-site water main extension, as well as its relation to surrounding ROW and PUE. 3. Please revise note number 11. Fire coverage should be as follows, the distance from the existing hydrant to the proposed driveway should be equal to or less than 300-ft, and the home should be built within 150-ft arc length from the point where the proposed driveway meets the existing street or end of previously measured 300-ft. 4. FYI: No fill will be permitted in the floodway. 5. FYI: The surrounding property owners of Indian Trail have voiced concerns regarding the proposed sanitary sewer service connection. They have asked to be informed well in advance of anyone entering their property or doing any construction on their property.
