PLANNING
1. Front setback line not labeled correctly.
2. Remove firelane,is not necessary for this project.
3. The building height is restricted by the distance of the building to the property line of the adjacent
residential properties. See UDO,Article 7.1.H.
4. The Multi-Use Hall appears to be larger than 1,600 S.F. (or 50% of the proposed building). Revise the
SF and parking calculations accordingly.
5. Need buffer yard between site and the residential lots to the north and east 10 feet wide including
planting and a fence.
6. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from
view or isolated so as not to be visible from any public right-of-way or residential district within 150' of
the subject lot,measured from a point five feet above grade. Such screening shall be coordinated with the
building architecture and scale to maintain a unified appearance.

ENGINEERING COMMENTS NO. 1
1. Please provide fire flow report.
2. Since commercial developments require a 6-in sanitary sewer tap, please provide a letter
stating that the proposed 4-in sanitary sewer tap will be adequate for this development.
3. The driveway apron should meet commercial standards. Please provide detail accordingly.
4. Please verify that storm run-off will not be draining toward adjacent single family lots.
Please utilize the existing and proposed parking areas to get drainage to the street. It may be
appropriate to illustrate the use of roof gutters to convey run-off away from single family
homes.
5. Please verify note number 9.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines (including street
lights).
3. If applicable, the following easements will be required: 7.5 P.U.E between Block 2 lots 9-10 and a
10' P.U.E. along the south property line of Block 2 Lot 9, this also being the north right of way line
of Arizona Street.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30'of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown
on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and
secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.

Sanitation Comments
1. Sanitation has no issues.
2. They should be fine continuing to utilize a 90 gal container for garbage service.
