We are assuming we can dead-end the waterline for future extension into the development adjacent and to the east. Is this a correct assumption? 2. We also assume there will be no WPC dedication required. Is this correct? 20 cx 4 3. Please confirm that using the R-6 setbacks is acceptable. cloesh 1' mc1/440- 4. We are requesting to be allowed to place fill slopes into the WPC area rather than constructing a retaining wall. This enables pedestrian access into the corridor. 5. We will be filling the small amount of floodplain that exists on this tract. Could we begin clearing the flood plain areas and filling them prior to a development permit? We have access to some good fill material that will be gone in a few weeks. 6. Is it permissible to build 24, one-unit buildings? They would look in appearance like zero lot line townhomes. They would be condos on one lot; they are just not connected to each other. There would be no sub-division of land and the density would be up to standards. The layout would allow us to have side yard windows and entrances on one side and we could angle the units to optimize the great view of the parkland and would open the site for drainage and access to the park. No fences allowed in the side yards that would be landscaped heavily. f <_a 7. There is no PUE shown on the Arbors adjoining line to the South that has the 8" sewer line or the East neighbor where the storm drainage pipe goes. These tracts were not platted. Is it permissible to give 7.5 ' on our side and assume 7.5' on the neighbors' sides? 8. What isthe status of Phase II of the WPC trail plan? 9/1AH, 'o clf\Ais c)9. Can the building separation be 10' between buildings if we build the end walls with 5/8 firecode sheetrock and brick? Can the eaves project into the 10' space? Similar to what we did in Waterwood. 10. Given our 120' frontage on George Bush East, Is there any chance that the entrance drive would not have to line up with the drive across the street? It kills parking for a whole building. • 7 Des:; / (44- 7 .1 Go w.r.1viatte va\ l7 j,o.-1 vv_ze s C- v e7 I t 7 i S -t` p3d` ...) 1, 7 ( t. Si SC,Lel- "7 • S T22- /ee..e'af*_t ns 7 4
