PLANNING
1. Verify that the preparation date has been changed to January 16, 2007.
2. The rezoning for this plat area is to be considered by City Council on 1/25/07. If
approved, remove "proposed" from the note stating the zoning designation.

ENGINEERING COMMENTS NO. 1
1. Please remove all proposed drive access points that have been illustrated. Please
illustrate any desired drive or joint access points as easements. If you do not wish to
plat these access points as easements then the access points can be worked out at site
plan.
2. Longmire Drive is shown as a major collector (80-ft ROW) in the thoroughfare plan.
Please dedicate additional ROW accordingly.
3. Graham Road is shown as a major collector (80-ft ROW) in the thoroughfare plan.
Please dedicate additional ROW accordingly.
4. CoCS utilities has requested a 10-ft public utility easement be illustrated on the plat for
all side, front, and rear property lines, with the exception of property lines which run
along ROW. 20-ft public utility easements should be illustrated on property lines along
platted property where an easement was not previously dedicated.
5. Please dedicate easements for all existing utilities shown to be outside of public utility
easements.
6. Our records indicate the sanitary sewer line located on Lot 1 of Block 4 is a public main,
please provide easement.
7. FYI — Our records indicate that a gas main crosses these properties, please illustrate
accordingly.
8. FYI — Upon site plan these properties will be required to provide detention. These
detention ponds will need to be in designated HOA/POA maintained areas.
9. FYI — Construction documents for required infrastructure (sidewalks, sanitary sewer,
etc.) required with this plat will need to be turned in with the final plat.
10. FYI — Further subdivision or site plan development of these lots could trigger the need
for extending water mains, especially for fire protection. Looping alternatives are
required per the design guidelines. It may be advantageous while this is development is
under sole ownership to loop the 2 parallel systems or accommodate for this future
extension, as to plan for future development.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Need to confirm that 30' U.E. along Graham Road covers all utilities (e.g. is a public
utility easement).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as
required.
5. If conduit does not exist at designated transformer, developer to furnish and install
conduit as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design
(pull boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email
