Lot 2, Bald Prairie Subdivision, an addition to the City of College Station, Texas, according to the plat thereof
recorded in Volume 321, Page 571, Deed Records, Brazos County, Texas, and being the same property
conveyed to the Brittain Family Trust by deed recorded in Volume 7170, Page 280, Official Records, Brazos
County, Texas, and said 4.4371-acre tract being more particularly described as follows:
BEGINNING at a 1/2" iron rod found marking the easternmost corner of Lot 1A, Amending Plat of Bald Prairie
Subdivision, an addition to the City of College Station, Texas, according to the plat thereof recorded in Volume
6749, Page 20, Official Records, Brazos County, Texas, said rod also being located on the northwestern
boundary line of a tract of land conveyed to Hoyt Bruce Moore, Ill and Peggy B. Pearson by deed recorded in
Volume 3662, Page 37, Official Records, Brazos County, Texas;
THENCE N 47°09'42" W, along the northeastern boundary line of said Lot 1A, for a distance of 270.46' to a
5/8" iron rod found marking the southernmost corner of Lot 3A, Amending Plat of Bald Prairie Subdivision;
THENCE N 41°22'58" E, along the southeastern boundary line of said Lot 3A, for a distance of 665.47' to a 5/8"
iron rod set on the southwestern boundary line of Renee Lane, a 60-foot wide public right-of-way;
THENCE along said Renee Lane right-of-way line which is curve to the left with the following data: chord
distance 178.39', chord bearing S 46°22'14" E, radius 375.00', length 180.12', delta angle 27°31'14", to a 5/8"
iron rod set;
THENCE S 60°07'51" E, continuing along said Renee Lane right-of-way line, for a distance of 50.00' to a 5/8"
iron rod set;
THENCE continuing along said Renee Lane right-of-way line which is curve to the right with the following data
chord distance 84.84', chord bearing S 52°37'51" E, radius 325.00', length 85.08', delta angle 52°37'51", to a
5/8" iron rod set marking the northernmost corner of Lot 14, Block 2, Needham Estates, an addition to the City
of College Station, Texas, according to the plat thereof recorded in Volume 276, Page 301, Deed Records,
Brazos County, Texas;
THENCE S 44°52'08" W, along the northwestern boundary line of Block 2 and Block 1, said Needham Estates,
and continuing along the northwestern boundary line of the above referenced Hoyt Bruce Moore tract, for a
total distance of 682.53' to the POINT OF BEGINNING, containing 4.4371 acres of land, more or less.
