If you were not aware we are currently in the process of a nationwide remodeling initiative. This property located at 204 Harvey Road is going to be completely remodeled and will look like an entirely new business. Currently we have two (2) wall signs on the building. We are proposing to remove both of our wall signs and replace them with only one (1) wall sign. In addition, we are proposing to remove our existing cabinet and replace it with a new cabinet which represents our new nationwide logo. Enclosed you will find all the necessary documents as well as a sample hoard, justification, and check to cover the filing requirements for the Wolf Pen Creek Sign Review Application. Please contact me if you have any questions. I look forward to meeting the Wolf Pen Creek Review Board on their January 12th agenda. Sincerely, Ryan Kring NOdfd CITY OF COLLEGE STATION ' „ Plannin g d Development Sen icer 1101 Texas Avenue,P.O. Box 9960 College Station,Texas 77842 Phone 979.764.3570 / Fax 979.764.3496 MEMORANDUM January 4,2007 TO: Ryan Kring,Site Enhancement Services, via fax 574.237.6166 and rlk(a),siteenhancementservices.com FROM: Jason Schubert,Staff Planner SUBJECT: ADVANCE AUTO PARTS (DRB) Staff reviewed the above-mentioned Design Review Board submission as requested. I have attempted to provide verbal comments to you, leaving voicemails on December 27th and January 2nd and an email yesterday. The following is a list of staff review comments detailing items that need to be addressed for this item to remain on the January 12,2007 DRB agenda. If these items are not address by 4 PM on January 5th, the item will be postponed to a future meeting. Please address the comments and submit the following information for further staff review: 1) As mentioned in the email sent yesterday, the proposed colors do not meet the intent of the Wolf Pen Creek Design District. Bright red colors have been denied previously on this site and others in the district and have not been considered to be restrained and harmonious with the building, site, and adjacent properties as the ordinance requires. Yellow colors have also been previously denied. 2) Since the freestanding (ground) sign cabinet is proposed to be replaced, the replacement must be compliant with current sign regulations. To determine if it will meet current height limitations, the installed height of the sign must be provided along with the distance from the curb to the nearest part of the sign. (The sign can only be half as tall as the distance from the curb to the nearest part.) 3) The Signage Photo Overlay (Page 7 of 7)illustrates the top of the north and western facades being a beige-like color. Please confirm whether the current black will be maintained or if a new color is proposed. 4) The following additional information regarding the status of existing attached signage is necessary to determine if the proposal will meet the sign ordinance if approved. a.Provide the square footage of each of the existing attached signs that will remain. If any are to be removed besides the two"Advance Auto Parts" signs, please describe explicitly. b.The categories above the bay doors (i.e. Alignment, Tires, etc) and the corporate logos between them (i.e. Cooper Tires, etc) should be considered in the calculations. c.Signage placed in the windows of the western facing facade should also be considered. d.Will the existing"CarDoc" sign on the north façade be removed or remain? If there are comments that you are not addressing, please provide a letter explaining the details. I like to speak regarding the project and it's status for the January 12th DRB meeting. While I acknowledge a reduction in the total sign square footage for the site, the proposal does not appear to meet the intent of the Wolf Pen Design District. The colors do not appear to be retrained and harmonious with the building and site or compatible with adjoining premises. Unless amended, staff will be recommending denial of this item. In addition, I need additional information to determine if the submission could result in an approved sign permit. I would like to work with you so that this may be a successful submission. Please contact me at your earliest convenience to discuss this item. It was scheduled for Jan. 12th but he decided to postpone it to the Jan. 26th meeting. He will be revising elements of the proposal for new consideration. In addition to some sign color changes, the revision should include proposed facade color changes from the existing black and gray to two tones of beige. I'll be happy to do a quick review and provide some feedback of the revised proposal. Once that's done and you're satisfied to continue to DRB, you will need to send 10 copies of the revised elevations, descriptions, etc (as described on the application) so they may be included in the packets sent to the Board members. For me to complete the staff report and get the packets to the DRB members, I would need all of the material two weeks in advance (Jan. 29th). Let me know if the 9th is fine or if you would like to keep it "pending" until you know you will have them.
