SUBJECT: CYPRESS GROVE (REZ) — Rezoning
Staff reviewed the above-mentioned rezoning as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address all
comments and submit the following information by Monday, July 2nd, 10:00 a.m., for
your project to be placed on the next available Planning & Zoning Commission (P&Z)
meeting scheduled for July 19th, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue:
One (1) written response to the requested rezoning boundary;
One (1) 24"x36" copy of the revised Rezoning Map;
One (1) copy of the revised Metes and Bounds;
One (1) copy of the digital file of the revised rezoning Metes & Bounds to
sgriffinccstx.gov
Please note that if all comments have not been addressed, your project will be not be
scheduled for the P&Z agenda. Your project may be placed on a future agenda once all
comments have been addressed and the appropriate re-advertising fees paid.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report
can be accessed at the following web site on Monday the week of the P&Z meeting.

SUBJECT: CYPRESS GROVE (REZ)
Staff reviewed the revised materials for the above-mentioned rezoning request. Thank you for the revised
application and making other revisions in the requested time frame. There are some additional adjustments
that are necessary to further refine the request. The following page lists the staff review comments, detailing
items that need to be addressed. Please address all comments and submit the following information by
Wednesday,July 11th, 10:00 a.m.:
One (1) 24"x36"copy of the revised Rezoning Map;
Sixteen (16) 11"x17"copies of the revised Rezoning Map;
One (1) copy of the revised Metes and Bounds;
One (1) copy of the digital file of the revised rezoning Metes &Bounds to sgriffin@cstx.gov

PLANNING
1. Revise the metes and bounds so that the boundary closes.
2. Please revise the title of the"Zoning Plat"to"Zoning Map."
3. Revise the acreage and description in the title block of the map to include the existing school site.
4. Revise the vicinity map to include the existing school site.

STAFF REVIEW COMMENTS NO. 1
PLANNING
Comment #1 :The Cypress Grove school site is zoned A-O, Agricultural Open, and is
therefore non-conforming. Staff requests that the existing site be added to the request.
This can be accomplished by simply adding the lot and block legal description of the
existing site to the application.
Answer #1 : The Cypress Grove school site has been added to the rezoning map at the
request of the City. It has been requested to be rezoned from A-O, Agricultural Open to R-
1, Single Family Residential.
Comment #2:The Comprehensive Plan Land Use Map designates a portion of the new
school site as Floodplain & Streams. Staff will support the request as being in compliance
with the Comprehensive Plan if that portion of the property remains zoned A-O. It has
been noted in the planning files of the surrounding development that flood studies,
including on the proposed school site, have been performed and have identified 100-year
floodplain in the area. Please revise the request.

Answer #2: The floodplain area has been removed from the rezoning request and will
remain in the A-0 zone. This floodplain area consisted of 4.837 acres.

PLANNING
