HomeMy WebLinkAboutStaff Report STAFF REPORT Project Manager: Crissy Hartl, Staff Planner Report Date: July 6, 2007 Email: chartl@cstx.gov Meeting Date: July 19, 2007 Project Number: 07-00500144 Item: Presentation, possible action, and discussion on a final plat for Carter's Crossing Phase 3 consisting of 42 lots on 12.37 acres located at 2075 North Forest Parkway, in the general vicinity of Appomattox Drive and North Forest Parkway. Applicant: Steve Arden, Carter's Crossing Venture Staff Recommendations: Staff recommends approval of the final plat. Item Summary: This is the first out of four phases in the Carter's Crossing Subdivision to request final plat approval. Phase 3 consists of 42 single-family lots off of North Forest Parkway. The lots will take access from Sessile Drive until Phase 4 is developed and a portion of Appomattox Drive is constructed to North Forest Parkway. Comprehensive Plan Considerations: The subject property is currently zoned R-1, Single Family and is shown on the Land Use Plan as Single Family Medium Density. The City's Thoroughfare Plan reflects Raintree Drive connecting to Appomattox Drive. Raintree Drive and Appomattox Drive are considered minor collectors on the Thoroughfare Plan. The final plat is in compliance with the City's Comprehensive Plan, Unified Development Ordinance, Subdivision Regulations and generally complies with the preliminary plat. Item Background: The subject property was annexed in the City of College Station city limits September of 1977, and is currently unplatted. In October of 2005, the Master Plan was approved as well as the rezoning from A-O, Agricultural Open to R-1, Single Family Residential. Budgetary & Financial Summary: None requested at this time. Related Advisory Board Recommendations: The Parks Board recommendation is for 7.33 acres and development fees for 140 single family lots in the entire subdivision. Development fees will be required for the 42 lots in this phase. Commission Action Options: The Commission has final authority over the final plat.
